I wouldn’t count anything out, especially with an empty parking lot on the backside, shrinking vacancies and continued economic growth.

Hell maybe they decided to scrap the condos and go for office space instead?

It's just an error. They were referring to Palm Court Tower.

So I noticed Emporis has placed Palm Court Tower with a published height of 383.36'. I was estimating it to be around 385 myself. Does anyone know if the height posted in Emporis is a confirmed height or just another person's estimate? I would like to see this confirmed as I believe this would place Palm Court as the tallest residential tower in the state, correct?

So to clarify..... 2 towers starting this summer? Anyone with cumulative info of if 2, start times, and latest height stats?

I'm thinking 3 will start this late summer. Kenect, AC Hotel and Palm Court and I think 3 others will start around late fall (Colliers, Barrister and Hanny's). The rest of the proposed towers, I am holding out on untill we get more concrete info.

Edit: Just realized I think you were just wanting to know about AZ Center. I think AC will start in the next month or so and is slated to be 15 floors which will probably be around 170'. Palm Court will start later (as long as everything holds up), probably around late fall. Palm Court is to supposed be 31 floors and around 385' if IIRC.

An FAA crane evaluation was submitted yesterday. But, I really don't know what it's going to be used for. The structure name is APS and the duration is 6 months with a height of 300'. It doesn't specifically say a tower crane, so I am inclined to think this could be a mobile crane for some possible remodeling of APS? Does anyone have any insight on what this crane will be used for?

Some Arizona Center tidbits to report:

All 3 new elevator permits for the remodel were issued on the 20th. So those should be able to go into operation soon.

A new Plan Review for Palm Court Tower was submitted on June 22nd. The new plan review has the tower at 28 floors (I think the last one we saw was something like 31 floors). Still, 28 is good height. Some of the site plan reviews have been completed in the last few days including the Fire Prevention Review which was completed this morning. So, it looks like Palm Court Tower is moving along. Developer is still listed as NADG. No newer renderings yet that I can find.

Same thing with the AC hotel with some reviews getting completed earlier this month. We should see movement soon on these I'm hoping. Still not any concrete renderings on the new AC. Seems like we should have seen something on this by now.

AC Hotel will likely need to be redesigned.

From the Urban Phoenix Project:

Background: A developer asked for two variances from the Downtown Code for a hotel, one severely reducing how much of their building had to be up against the setback line (to 49% from a requirement of 75%), and another severely increasing their allowed setback (to 48 ft from 10 ft). The result would have been an extraordinarily suburban wrap-around driveway on 5th Street just south of Fillmore.

The Zoning Adjustment Hearing Officer (ZAHO) granted their variances. We then appealed that decision to the BOA. And today the BOA supported our appeal by overturning the ZAHO's ruling!!!

The developer could appeal today's decision to Superior Court, but we hope they instead choose to simply redesign the project to meet the zoning requirements.

I can't help but wonder how long the project will be delayed now. It's not a quick process to redesign a tower.
