Demo work has begun for 7329 Fannin, a dual-brand, 325-room hotel.

Strip center at Old Spanish Trail and Martin Luther King Jr Blvd. being torn down for MLK Place, a mixed-used student housing complex by Aspen Heights.

First Look: Inside Randall Davis' New Astoria Luxury Condo in Uptown

Randall Davis Co. is nearing completion on the Astoria, a new luxury condominium tower in the Galleria/Uptown area and the first of three such projects the Houston developer has underway. The 75-unit project, which has all but one of its units sold out, is expected to open in May and be finished in June.

Most units inside the Astoria feature three bedrooms and three bathrooms, averaging about 3,000 square feet. Units cost between $600,000 and $3 million, with the average price hovering between $540 to $650 per square foot.

While the Astoria is one of the most expensive condominium buildings in Houston, its units are less expensive than similar luxury condo high-rise units in Dallas, which cost about $800 per square foot, as well as those in New York City, which cost upward of $2,000 per square foot, Davis said.

Randall Davis Plans to Build Third Chateau-Ten Branded Condo in WestU

Randall Davis Co. is planning to build its third Chateau Ten-branded luxury condominium project in Houston.

The Houston developer is under contract to purchase a 0.32 acre site off of Shakespeare Street in West University. The exact location was not disclosed, pending negotiations.

Once it is closed, Randall Davis plans to build a new Chateau Ten project, a relatively new concept for single-floor living in Houston. The projects were designed to appeal to residents who want to live in a smaller, midrise building with lower maintenance fees.

The latest Chateau Ten will rise five stories with just 16 units averaging about 3,000 square feet. The West University project will feature similar high-end amenities, like a private elevator, and finishes to Davis’ other Chateau Ten projects: Chateau Ten River Oaks, south of San Felipe Street at Spann and Welch streets, and Chateau Ten Southampton, at Sunset Boulevard and Ashby Street.

In that link, it says the Marlowe is underway. Is that true?

The Chronicle Vacates 801 Texas

Sources over on HAIF mention the building will come down this year for redevelopment, floor-by-floor. Currently down to two demo contractors in bidding.

A reliable source over on HAIF says funding is firmly in place for Hanover River Oaks; groundbreaking is set for this year.

Exclusive: National apartment developer makes first foray into Houston

A national multifamily developer is launching its first Class A apartment project in Houston.

Fore Property Co. purchased a city block on the northwest corner of Center Street and South Durham Drive, just north of Washington Avenue. The 1.1-acre site, which currently has a townhome and office building, is within walking distance to several popular restaurants and bars on the Washington Avenue corridor.

Fore Property, based in Las Vegas and Washington, D.C., plans to build 1111 Durham, a six-story, 190-unit apartment midrise over three stories of underground parking.

Fore Property just wrapped up demolition work on the site. It plans to start construction on the project shortly and deliver its first units in the late third quarter of 2017.

Affordable housing proposal puts neighbors on edge

The Houston Housing Authority, under federal and court pressure to address years of segregation, hopes to break ground this fall on a 233-unit affordable-housing apartment complex at 2640 Fountain View. The project, expected to be completed by 2018, would be the local housing authority's first in an area considered high-end and high opportunity.

The proposal in Houston calls for a $53 million multifamily complex paid for with a combination of grants, bonds, low-income housing tax credits and federal disaster recovery funds from Hurricane Ike. Studio and one- and two-bedroom units would be available to qualifying renters at a range of prices, some affordable to low-income and working-class Houstonians and others at market rates.

Gunsolley says the apartments are a small piece of a plan to provide affordable housing for 80,000 to 100,000 working-class families in the region.

HSPVA gets go-ahead to proceed on new building

The High School for the Performing and Visual Arts’ new building project received a long-awaited Notice to Proceed from HISD last week, which gives the construction manager at risk (CMAR) the needed go-ahead to mobilize on the site and starts the clock ticking on the 31-month construction timeline.

This is music to the ears of HSPVA stakeholders, as the project has been delayed for about a year while the project team worked through a variety of issues to bring the project within its allotted budget.

Sneak Peek: Belfiore, Houston’s most expensive condo tower under construction

The Houston-based developer, founded by president Giorgio Borlenghi, is building the 26-story, 46-unit condo tower at the corner of Post Oak Lane and Wynden Drive in Uptown.

The luxury tower was more than 60 percent sold out when it broke ground in May 2014. The project has just one unit left before construction is expected to be finished in spring 2016.
