T.J. Maxx appears to be headed to new location

Quote:
A new T.J.Maxx location is coming to Tuscaloosa, although the discount retailer has not announced when the store will open or what will happen to its existing store at McFarland Mall.

The former Office Max store at McFarland Plaza is under renovation and large, red banners bearing the T.J.Maxx logo and the words “coming soon” has been erected in front of the site. But a company representative had little to say about the project.

“Although we appreciate your inquiry, T.J.Maxx has not announced a new store in the Tuscaloosa area,” said Brittany Farrell, public relations supervisor for The TJX Companies Inc., which owns T.J.Maxx. “When opening new stores, we tend to announce our plans when we believe the time is right to do so competitively.

“Generally speaking, it is our practice not to announce store openings until close to an intended opening date.”

The news came as a surprise to local developer Stan Pate, whose company owns McFarland Mall. He learned of the banners posted in McFarland Plaza between Toys “R” Us and Ross Dress for Less when contacted by The Tuscaloosa News.

Pate said he had been in discussions with company officials as recently as three weeks ago. Then, all options — including staying in the McFarland Mall location — remained available.

As of Wednesday, he said he still had heard nothing from TJX Companies Inc. on the future of the store in Tuscaloosa.

“It amazes me people have to mislead people to do business,” Pate said. “But it’s not a big deal. In fact, it further helps us accomplish our goal.”

Pate said that having the T.J.Maxx space vacant will speed along the demolition of McFarland Mall. The demolition began in March 2014, when Pate announced that he would build new retail center called Encore Tuscaloosa on the site.

Pate has been working toward the site’s renovation since he first purchased the aging McFarland Mall location in May 2009. The part of the mall housing T.J.Maxx, Shoe Station, Dollar Tree and some smaller stores remains standing for now, though many retail spaces are empty.

The new retail center will be between 250,000 and 350,000 square feet and cost an estimated $75 million, Pate has said and will feature a nationally-known anchor store and several restaurants

Well good god, hurry the hell up? That thing is an absolute eye sore. I haven't seen any deconstruction for months of the McFarland Mall. Since the deconstruction, I haven't seen any proposals, plans, or any announcements on what he's going to bring or attract. A Dave-n-Busters maybe?

The brewery scene in T-Town is really starting to gain some traction. I'll have to try this place out. Druid City Brewing Co still stands as my favorite brewery.

New intersection coming to Jack Warner Parkway

Quote:
Site preparation has begun for a new road being built at the University of Alabama that will connect the old Bryce Hospital campus directly to Jack Warner Parkway.

North Campus Way is part of the $24 million road project on the historic hospital’s campus that will connect Fifth Avenue, Hackberry Lane and Jack Warner Parkway.

Peter Bryce Boulevard, which is already under construction, will connect Hackberry Lane with Fifth Avenue. North Campus Way will connect to Jack Warner east of Clara Verner Apartments and Peter Bryce Boulevard north of the historic main hospital building.

Tim Leopard, UA’s assistant vice president for construction, predicted construction of North Campus Way would not cause any major disruptions to traffic on Jack Warner Parkway.

“We will coordinate with (the Tuscaloosa Department of Transportation),” Leopard said of the connection to Jack Warner Parkway. “There won’t be any major closures.”

Officials with TDOT could not be reached for comment on Tuesday.

The work on the roads is being completed in phases, Leopard said. The first phase, which includes the intersection of Hackberry Lane and Peter Bryce Boulevard and North Campus Way, is scheduled to be completed by April 2016. The second phase includes the leg connecting to Fifth Avenue and is expected to be completed by July 2016.

The university is demolishing 15 outbuildings on the old hospital grounds, many of which are in the planned path of the roads.

The project is funded by a $15 million grant from the Alabama Transportation Rehabilitation and Improvement Program and $9 million in university funds.

Alberta park plan is being designed

Quote:
City Hall is moving forward with plans to create a park in Alberta that Councilman Kip Tyner hopes will be a draw for the community.

Last week, a City Council committee signed off on hiring Ward Scott Architecture Inc. to design the park that will go in front of the Alberta School of Performing Arts on University Boulevard.

It’s intended to replace the fountain and park area that was destroyed along with Alberta Elementary School during the April 27, 2011, tornado.

“I wanted just a relaxing park that’s wide open and safe,” Tyner said. “I want a lot of gushing water, very well lit, that would just be especially beautiful at night.

“I want it to be a place where people can come and sit and relax and enjoy the ambiance of it.”

Tyner said he envisions multiple fountains alongside University Boulevard interspersed with palm trees and sitting areas.

And because of the storm’s toll on so many within this area, Tyner said some kind of commemorative or historical marker will be installed to serve as a reminder of the loss and destruction brought by the tornado as well as the resiliency and strength of those who built back.

As of now, there is no estimated project cost — determining that will be part of the Ward Scott’s responsibility — and no concept renderings.

The only design element that will be assured is that it will complement the design of the Alberta Technology Center, now under construction, which will be adjacent to the new park.

This should be a no-brainer. The question though is where would they put it? Parking is so bad downtown during the weekends, if they do build a deck more people will want to venture to the businesses downtown.

Going off of that, Mayor Maddox has revealed a $30.1 million bond issue project proposal

Was hoping to hear something more about fixing the traffic on 82 and having continuous flow on McFarland, but the proposal looks alright. I like that he emphasizes walkability on University. I know there was a corridor studied to connect the University and Tuscaloosa a while ago. Downtown badly needs a parking deck
Quote:
The mayor presented his plan to the City Council's public projects committee, but the committee took no action. A vote on whether to recommend the proposal to the full City Council for approval is expected to occur in the coming weeks.
Quote:
$5 million — Citywide paving
$4.6 million — Brookhaven drainage
project
$4 million — Rice Mine Road improvements
$4 million — Jack Warner Parkway rebuilding
$3.5 million — James I. Harrison Parkway
improvements
$3 million — Martin Luther King Jr. Boulevard improvements
$2.5 million — Cypress Creek drainage project
$2 million — University of Alabama/
downtown Tuscaloosa corridor improvements
$1 million — City facility improvements
$500,000 — Downtown parking

Wow! Very huge for the Tuscaloosa schools!

Board approves city schools' plan to spend $160 million over five years

Quote:
The five-year plan reflects the integrated curriculum, facilities and demographic strategic proposal recommended to the board on Sept. 14 by Superintendent Paul McKendrick.

However, the strategic plan McKendrick recommended was never approved because the board postponed voting on it. The capital plan was supposed to be created after the strategic plan was approved, but the board had to vote on the capital plan Tuesday because the state’s deadline for capital plan submissions was two weeks ago.

“The capital plan was supposed to be turned into the (Alabama Department of Education) by Sept. 21, but we got an extension until Oct. 8,” said Jeff Johnson, executive director of facilities.

“This is required by the state. There are a lot of issues that will come up (such as) funding, bond issues. If any of that comes up, we have to have a plan in place. That’s why we have to do this. It’s state law, too.”

New board member Clarence Sutton Sr. initially said he didn’t feel comfortable voting to approve the capital plan before voting on the strategic plan. But after board member Norman Crow said that the plan can be changed even after approval, and board member Marvin Lucas explained that the state has to have the capital plan submitted in order to fund them, Sutton voted to approve the plan with the rest of the board.
Quote:
The Tuscaloosa City Board of Education’s $160,464,233 facilities capital plan includes:
$30,863,250 for a new middle school
$19,215,625 for a new elementary school
$16,259,375 for a new elementary school
$13,475,000 for renovations and additions at Central High
$11,151,250 for Northridge High renovations and an addition
$11,651,250 for Paul W. Bryant High renovations and an addition
$9,799,750 for major Skyland Elementary renovations
$1,790,003 for an Alberta School of Performing Arts addition
$5,928,236 for Tuscaloosa Magnet Schools
$3,531,880 for Oakdale Elementary renovations
$6,043,125 for Martin Luther King, Jr. Elementary
$4,366,120 for Woodland Forrest Elementary renovations
$3,412,888 for Rock Quarry Elementary renovations
$4,467,815 for Verner Elementary renovations
$5,450,156 for Eastwood Middle renovations
$2,048,200 for an Southview Elementary addition
$1,691,250 for Westlawn Middle renovations
$3,231,525 for University Place Elementary
$600,000 for the Tuscaloosa Career & Technology Academy
$2 million for Old Oak Hill School
$697,260 for the demolition of school sites
$2,790,275 for energy lighting conversion

Shops at Legacy Center development

Shoppes at Legacy Park to get Alabama's second Burgerfi restaurant.

Quote:
Burgerfi is expected to open its second Alabama location in the Shoppes at Legacy Park on Oct. 28, said Mike Adams, director of operations and development for the company that holds the franchise rights to Burgerfi in this area.

The approximately 3,600-square-foot building will have a seating capacity for 172 with an additional 40 to 45 seats on a 400-square-foot patio outside.
I wonder how many more spaces are available?

Finally!

First Baptist Church moving forward with paid downtown parking

Quote:
About a month after a divided City Council delayed a vote on whether to approve renovations to a downtown parking lot, city leaders unanimously voted Tuesday night to approve the upgrades.

The action means First Baptist Church of Tuscaloosa can begin beautification of the parking lot it owns at 2302 Seventh St. The lot is just west of the city’s Intermodal Facility and parking deck. The church plans to install gates, booths, lighting and security measures and charge motorists to park there.

Once the renovations are complete, the parking lot will be under the direction of Druid City Parking LLC, making it the first paid parking lot for the new company.
Quote:
The City Council’s vote to approve the landscaping and other upgrades to the lot came under the provisions of the Downtown Riverfront Overlay District, which gives the council final say over certain development projects in the downtown area.

Dear god how long is it going to take to demolish that god awful apartment complex on Greensboro Ave, behind Tin Top. It must be pretty terrible to have a brand new hotel and a brand new apartment complex built right across it on Jack Warner and have to see such a rundown place. When they were replacing the old zoning, that area fell under the River Front Development plan. For an area that has such high potential with Hotel Indigo being built, the amphitheater in walking distance, and new apartment complex, it really is depressing to see.
