New 'missing middle' development for Summerhill

SLR Investments and Spencer Love Homes are listed as the developers seeking to build two 3-story buildings on just under a half-acre at 160 Little St. Each building would have 12 residential units. The property, at the corner of Ami Street, is owned by Parkwood Living LLC and currently has a single-family home built in 1920 located on it. Neighboring properties surrounding 160 Little St. are all zoned single-family residential. The neighborhood is also just south of the massive 83-acre redevelopment of Turner Field anchored by Georgia State University.


"[The] owner seeks to promote the development of the 'missing middle' with the creation of small scale, non-luxury apartments and at a price point lower than many of the large-scale complexes that are so prevalent today. The proposed development would provide a truly 'missing middle' housing type that is not currently found within Summerhill," says the application.

Average market rent for the new 1- and 2- and 3-bedroom apartments would be $1,550 a month, according to the rezoning application. The Summerhill apartments would also “seek to replicate the traditional small apartment complex that is the staple of the Virginia Highland neighborhoods, Inman Park neighborhoods and scattered throughout the city,” the application says. The property is not within the city’s inclusionary zoning district that requires a percentage of units be classified as affordable housing.

The Organized Neighbors of Summerhill met in July to discuss the proposed project and raised concerns that 24 units was too many for the area. The ONS was told rent for a 1-bedroom unit would be $900, a 2-bedroom would be $1,500 and a 3-bedroom would be $2,200, according to minutes of the meeting. Neighborhood Planning Unit V is scheduled to consider the project at its Aug. 10 meeting.

The address is adjacent to the Phoenix II Park where track and field athletes from the 1996 Olympic Games once warmed up and now includes a playground. Less than a mile north Little Street is the growing business district on Georgia Avenue where numerous restaurants are setting up shop.

I know. These gotdamned "neighborhood" groups are always trying to exclude. That does not make a great city....

The idea that 24 apartments is "too many" for the location is just .

I think this is exactly the right approach to the issue of affordability - lots of small "hidden density" that can fit almost anywhere in the city.

GSU Secures Corporate Naming Rights for Georgia State Stadium

GSU Stadium will be renamed to Center Parc Credit Union Stadium.

The agreement is between GSU and the Atlanta Postal Credit Union and the Stadium will informally known as “Center Parc Stadium.”

As part of this agreement, APCU would pay GSU a sponsorship fee of $21.5 million over the next 15 years and have the right to change the Stadium name no more than twice during the term, subject to BOR and GSU approval.
