Will AC Hotel Finally Move Forward at NFL Films Building?

Quote:
Here we are, three years later, and the property looks worse than it did back when we last wrote about it. There’s no hotel here, at least not yet.

But that could soon change. A building permit was pulled a couple months ago for a hotel, but with different specs than we originally reported. The permits call for a fifteen-story building here, with a rooftop pool and underground parking. As was the case before, SPG3 is doing the architecture work, and we now know that we can expect an AC Marriott Hotel here. This hotel brand is relatively new to North America, and the marketing suggests a European bend at breakfast time, with Spanish egg tarts and Nespresso subbing for plain, boring American eggs and coffee. And their website amazingly boasts that their “bartenders are true urban spirits who will share the unique buzz of the city and all it has to offer.” So at least they’ve got that going for them.

Though the project has experienced a three year delay, we’re optimistic that it will finally start moving forward soon. And while we can’t quite figure out how we feel about the design of the addition to the existing building, we’re excited to see how the new ultimately blends in with the old. And of course, we really enjoy Spanish egg tarts and urban spirit bartenders, so we’ll probably have to staycation a night or two after the project wraps up.

"Work in Progress - Commercial" sign is up, next to that "Coming Soon" sign I posted last month. Looks like this one may actually be moving forward. Didn't see active exterior work, but possible interior work.

Nice!! This must be under 100,000 square feet, as there was no CDR.

I just did an exterior walk-around on this project. While the front may not reveal much in terms of activity, there's a giant dumpster with an "ASBESTOS" label that's nearly full in the back. Looks like this property is undergoing remediation before anything else can move forward.

Good! A hotel here would be nice, but those renders look like shit. It should be difficult to do an addition that integrates with the base. They didn’t. I hope there are changes before anything is built here.

Agreed. But that's because the base - the original "historically significant/protected" building is ugly and not really historic. Now it's not as egregious as the Health Center on South Broad, but it's up there. The threshold for historic protection in this city is far, far too low.

I don't agree that the threshold for protection in this city is too low at all. I DO agree that this particular building shouldn't have gotten it. Original post should have said that it *shouldn't* be too hard to do an addition that integrates with the base. Even with no changes to the base, that is true. Instead, it looks like they picked parts out of a hat.

i think this is being sold as a permitted, ready to build project- not as something for a developer who wants to spend time and money coming up with new concept

Eh. It's not bad a building. Actually, I can see that fitting in quite well with its surroundings. And a building of that height won't have that big an impact on the skyline, so it's not like it does anything bad in that regard. All in all, I'm in favor.

Never thought I'd see this thread bumped.

I live nearby and walk past the site almost daily.

A few weekends back there was a crew outside scrubbing off accumulated graffiti on all sides of the building, and the various (now faded) promotional materials in the front windows have been shuffled around.

There's been non-starts on this project before, fingers crossed this time is the real deal!
