I think that the Marquette building's glass will look good next to Minute Maid Park. I'm not sure what material they're using on the base, but I hope it comes out alright. The condos next to the Great Southwest Building really match well. I wonder what the starting prices will be for those.

Bay Area Regional Medical Center in Webster is about to get taller. Four floors on top of the existing five, for a total of nine.

Webster hospital to expand

Wihall Condos on Garrettson Lane (just behind Astoria) are being demolished. Word is that JLB Partners owns the site and will build a multi-family complex there.

Good news, more density along Post Oak as it will go from 30 condos to probably ~250 units.

Glad the 5000 downtown initiative is about maxed out, I wonder what time period these units will be coming online. It seems like they will be built in chunks, especially given oil prices, but do you or anyone know how long they have until they need to breakdown? Will we be seeing some of these building using the initiative breaking ground in 2017?

What do you mean? Is there or will there be more thank one DLI?

I was under the impression the DLI was going to support 15,000 units. That part is getting close to maxed out.

There really is room for a separate DLI to bring retail downtown. 15,000 residential units will support the traffic for that, as will the residential going up in Midtown and east of 59.

I'm a numbers guy and it is not crazy to buikld buildings where there is an economic core. The Woodlands is a prime example but the Woodlands is not the second largest city in the metro. It is Pasedena with over a 150,000 residents but unlike the Woodlands and Sugarland, it is not a principle city.

The DLI is only going to support 5,000 units and there are only 45 units left. Also, retail is required to receive the incentive, so all of these new units will have at least some retail. If all of these proposed projects get built, downtown will have a population close to 8,000.

I know that the developers have to complete their project in a certain time range to keep the incentive, so they can't keep sitting around for too long.

They want "art pieces" in the Montrose, they can bring the Funnel Tunnel back from New Orleans.

Interesting. I wonder what percentage of those retail businesses will fail in the first 3 years... 33%?

The description in Swamplot seems to suggest it has decamped to New Orleans indefinitely; at the same time, Houston kicked in $10,000 to get it assembled originally, so I would assume they have some rights to it. We'll let the lawyers figure it all out when the time comes. Remember, the Byzantine frescoes had to be returned to their rightful owner.
