Agree that not every street needs street level retail, but the street level should be welcoming. A concrete wall doesn't help. What would have been great is some steps that lead up to the shopping area next to the station -- a cut through path at the very least. It seems like that was what they were going for in the rendering with an opening on the Hope Street side of the development but it just stops with no way to get down to the street level.

I'm praying that 4th and Hewitt is the real deal. That proposal looks gorgeous and would also remove a huge parking garage in an increasingly walkable neighborhood..

OFFICEUNTITLED's website states that its status is a "concept." By that, I take it to mean that a developer who owns the land has commissioned them to design something that could potentially occupy that site. I don't think they did this "just for fun" because they had some spare time.

They've also designed a beautiful concept for the site atop the Little Tokyo subway station:

I can't even look at these, because it makes me too sad knowing we'll never get something like this

I'm okay with the Flower Street Proposal. It's in a pretty inhospitable part of downtown, cut off from the rest of the city. We are lucky to be getting anything there.

I think making that area more hospitable has to start somewhere, and it should start with the development on top of the station. We should not just resign the area to 50 more years of desolation. Lets start the activation.

I'm with you. I get that putting retail there doesn't make sense, but at least make it less hostile to pedestrians should they choose to use it.

If the podium is more transparent like that and its not just a "peek inside" type of thing, its much better.

Hopefully this can inspire some conversation but anyone want to guess why 611 Place (the former AT&T Center) has not been looked at by anyone with ideas to convert it into a mixed use hotel/residential? I ask because I stumbled on this website that shows numerous pictures of it almost begging to be restored. It has loads of potential to be one of the best residential buildings in LA. I can't post the pictures but a lot of this is new to me. The fifth floor roof would make for an incredible restaurant space and the penthouse looks shockingly great.

Is that building owned by the Chetrits? Seem to remember something like that being why it's not being leased.

Podium looks a lot better. Funny because it looks like the building above the podium is a rendered model and the podium is photoshopped. Appears to be early concept stuff, hope it keeps moving.

Those parking numbers are INSANE.

Pretty sure its owned by the Chetrits.. which means that nothing will be done here. The retail spaces are still boarded up. Its pathetic
