Kudos to Sugar Wharf for using good materials to make this project shine…. While I nor anyone else think the design is much to look at, the buildings are growing on me. The design itself isn’t overdone messy or garish, which typically is what makes or breaks projects in Toronto nowadays. Subverting that with a higher standard of quality actually leads to a sort of minimalist, clean aesthetic that most projects miss. Essentially, Sugar Wharf is the idyllic posterboy of Toronto’s condo boom, and I’m ok with that sentiment taking root. It’s big and doesn’t really stir the imagination, but it is dense, clean, and even has ground-level amenities. While not LOOKING the part, all of Sugar Wharf is going to be a hidden gem. Naturally the bar is kindof low, but the incentive to improve pedestrian space from both large waterfront projects (alongside Pinnacle Yonge) is a net positive. Something often forgotten is when cities start having proposals rivalling the towers of old, poor design/quality often takes centre stage (looking at you, Penn 15). I think a bit of minimalist design is ironically going to stand out in some ways in Toronto and I’m more than ok with a safe design when the alternative might be something less… graceful. I say all this because Sugar Wharf is a popular project to criticize, but everything seen thus far is only growing my preference for it over Pinnacle, which may have promised too much in the renders.

They are apparently retaining the existing sales contracts so if there are any changes they will probably be minor.

The storey there is the old developer went bankrupt from their other projects but YSL was still profitable. Concord-Adex took over two of their projects, one of which was almost complete, and this one, and apparently intend to retain the existing sales contracts. We'll see how many modifications they make that allow existing units to remain.

File this comment under praying for miracles, but it would be a first for Concord to keep the design (and materials) intact.

Oh... and increase the height by 1.01 metres for local 'scraper geeks ;-).

The vegetation selected is unique depending on its location, soil depth, etc. There are 8 different types of vines used on the building of varying colours, foliage, flowers, etc. to create a dynamic lush appearance while ensuring it is sustainable and easier to maintain.”

A site plan approval application for the tower has been filed. The height above does not include the spire.

There have been a number of design revisions since first proposed. The elevation drawing is similar to a rendering released by the architects a few months ago.

The west elevation shows 2 double height amenity levels, one about halfway up the tower (sky lobby) and a second near the top (just below the mechanical levels).

I appreciate your positivity and I agree that the curtainwall is high quality and crisp. So far, this is far preferable to goofy garbage like YC Condos.

But I dont see how a huge double-story wall-o-glass ,cold and soulless 1 story retail spaces with 20 foot high exposed concrete ceilings/ventilation/pipes, cheap generic c-ring aluminum doors, and commonplace banks/dry cleaners and pot shops is going to improve the pedestrian realm.

Is 218 Dundas East going to keep the strip club with no lap dancing? In all seriousness, though, it would be cool if they could keep the old sign.

I thought they were going to keep the bents as a site element for an urban archaeological reminder of the past history of the site? I think that would have been cool. C'est dommage.

Slooowly getting the first basement level completed. M3 is actually 81 storeys to the top (77s occupied + 4s mechanical)… so about 87 or 88s to go ;-).

M3 is the only top ten tallest u/c project in the country outside downtown Toronto.

How Richmond Hill is being reimagined, according to a developer
Daily Hive Excerpt
Sep 15, 2021

Richmond Hill — the burgeoning North Toronto borough — is now home to a growing collection of luxury condos that aim to combine neighbourhood charm with big city connectivity.

Among the latest is Y9825, the second tower of The Yonge Series by Metroview Developments. The Yonge Series is a series of four interconnected condos along Yonge Street, one of Canada’s most well-known streets.

We recently caught up with Dalvir Passi, the development manager at Metroview Developments to get the full scoop on what sets the modern residences apart from the rest.

According to Passi, the developments are “part of the reimagination of Richmond Hill.” With a little help from the four planned high-rise residences and their impressive and thoughtful common spaces, what Metroview Developments aims to do is create meaningful amenities that residents will truly enjoy, and simultaneously help improve the streetscape animation along Yonge Street.

“Since all these projects are connected by Metroview along Yonge Street, the vision for The Yonge Series is to make residents feel connected by more than just their building,” adds Passi.
