Here are some recent project updates:

The Brick Oven restaurant on the site has closed for Demo.

The approved site plan was extended for another year because it was set to expire. And actual building permits have been filed!

A site plan change was filed because the project was redesigned and reduced in height from 32-stories to 27-stories. That may delay the project start date. But the renderings for the updated project are a big improvement IMO despite the height reduction:

I refuse to believe this tower has a chance. It seems like this proposal has been floating around for over half my life. It does look pretty nice, to be fair, but I just... don't... It seems like we've been in this exact spot a half dozen times before.

If you are 20, it has been floating around for half your life. I believe it is financed which is why there have been a flurry of building permits filed the past couple weeks.

Bazinga! I knew this thing was going to get rolling sooner or later. My sources have always indicated this one was a go — ‘twas just a matter of timing. So far as I know this one should be in the Hilton brand family, and be a very upscale boutique model — Curio or Conrad, I’m guessing.

This thing has been through so many design changes I forgot what the old design(s) look like. This latest one is another boring glass tower but a decently handsome design at least.

If it's the same basic design less five floors, it should be closer to 300'. At ~332', the building lost five floors but only 25 feet in height?!?

This is why crossposting to Reddit is so boss. You'll get a lot of hits like this (which, I agree, seems reasonable) from randos who know things but are online wasting time.

According to the Texas Dept. of Regulation and Licensing filing, 09/01 is the start date, and the $93 million cost is privately funded.

The site plan change filing was updated with info indicating that the height is now ~335'.

Demo was allegedly scheduled to start in September. That obviously didn't happen. But I have noticed a couple of trucks coming and going on the site this week that may be related to some salvaging or pre-demo activity. Has anyone else noticed any activity on the site?

This may not break ground anytime soon. The building is currently being used as an office for construction workers of either Waterloo Park or the new Innovation District.

The extension is on the Planning Commission docket for tonight.

Hey y’all, longtime lurker here. I cover the Planning Commission for the Monitor, so I have the pleasure of watching all the meetings.

This passed on consent tonight, meaning unanimously and without discussion (so unfortunately little new info). The project needed the commission’s approval for another site plan extension after city staff already gave them one last year. While not as exciting as a groundbreaking, the extension is good sign that this thing is still chugging along!

The commission generally discusses controversial rezoning cases and leaves the rest of the stuff on consent. These cases are a good way to find out about new projects, but most downtown projects don't go through the Planning Commission because they typically have ample entitlements and don't need a rezoning (same goes for West Campus). The commission has seen some downtown projects recently though in the form of FAR requests from three Rainey towers and a rezoning for the 12th and San Antonio project.
