Over the past year, Bonjour Capital has snatched up six lots on Second Avenue between East 102nd and 103rd streets for roughly $25 million. The firm plans to erect a 120,000-square-foot rental building that could be 12 or 13 stories tall and plans to break ground on the project by the end of the year with an expected completion in early 2019.

"The Second Avenue subway will really benefit the areas east of Third Avenue, such as Yorkville and East Harlem," Charles Dayan, CEO of Bonjour, said in an email, adding that the subway will raise property values and rents in the area by improving accessibility. "I think you will see exciting things happen in these areas pretty soon."

The 18-story building at 2420 Amsterdam Avenue, between West 180th and 181st Streets, will span more than 214,100 square feet, according to Department of Buildings filings.

Plans show two distinct portions of the building overlooking Highbridge Park, which abuts the Harlem River. According to filings, the development will be comprised of two portions – one that will house a hotel and the other intended to be used as offices. The building will have retail at the base, as well as attended parking for 169 cars. Marvel Architects is the architect of record.

According to the fillings, the hotel tower will have 39 rooms on the second floor; 38 rooms on the third and fourth floors; 13 rooms on floors five through 10, and 10 rooms on the 11th floor.

The office tower will include amenity space, including an event space and terrace on the ninth floor and additional terrace space one floor up. On the 18th floor, there will be an eating and drinking establishment (also with outdoor space.)

The new affordable housing development would rise 188 feet into the air between Vyse Avenue and Boston Road, two blocks from the Bronx Zoo. There would be 153 apartments spread across 157,242 square feet of residential space, creating decently-sized average units of 964 square feet.

Dattner Architects will design the project. The firm is one of the most prolific designers of affordable housing across the five boroughs, with a portfolio that includes master plans for Prospect Plaza in Ocean Hill, Brooklyn, Hallets Point in Astoria, Queens, and Via Verde in the South Bronx. Prospect Plaza also happens to be the only other time in New York City’s history when a large, subsidized housing project was vacated, torn down, and redeveloped in the way that Lambert Houses eventually will be. (However, Prospect Plaza was a publicly owned NYCHA project, and Lambert Houses is controlled by a private developer.)

The residential tower would replace a six-story brick building at the corner of Vyse Avenue, which holds only a small portion of the Section 8-funded Lambert Houses. The five-building, 731-unit development was constructed on the Bronx Park South Urban Renewal Area in 1973 and heralded by the Times’ Real Estate section as “The Project That Transformed a Bronx Neighborhood.” At the time, the architectural press celebrated the project’s modernist feel, which was seen as a departure from the imposing, tower-in-the-park style of public housing. Davis, Brody, and Associates were the original architects.

We can see:

1) Mass model of 80 South
2) 45 Broad
3) 125 Greenwich
4) 2 WTC
5) 3 WTC

I think the important foresight in all of this is just how revolutionary the transformation is for Lower Manhattan. Further exacerbated by LES towers (up to 3 of them 50+ floors) and one in Chinatown which is possibly 700 feet or so. So in other words, downtown is spreading North and Northeast. Also, DoBro and downtown Jersey City when viewed from certain NJ perspectives, look like a giant super downtown.

Lightbulb = = = = new feature = = = = = = =

Decided to add a new feature to this compilation.

A before and after post every once in a while comparing changes in certain neighborhoods or scenes in NYC.

So generally, the compilation breaks down like this thus far:

1) Project: - Info, rendering, title with floors/height/adress and if components x,y,z are missing, down the line, another post includes the missing info when available and a direct reference to the original post.

2) Construction Update: Just that... an update on the status of a project.

3) Project Update:
Is the title whenever info or a new rendering is available. A reference to the original post is made.

4) Before and after (New Feature):

Here's how it works. Pics; one from year "x" and one from year "y". Both pics have to be very similar, this way, we could compare the changes.

Example of "4" and the first set in this new feature along with (1-3):

Before and After: 2000 vs November 2015




Credit for the one in 2000 is John Mathew Smith and 2015 is Ralph Spijkers

Tons of changes. I'll give some hints. Some obvious, some not so obvious. For one, Bank Of America was built, NY Times, 432 Park, you can see Bloomberg was missing, a slew of new towers on 6th (mostly residential), One57, 4 Times Square and so on.

Also note the slew of new towers near the New York Life HQ. Almost blocks it out.

The two high res versions are in the credit links. One for 2000/2015.

To get an idea, look at the Chrysler and Metlife Buildings. How much they stand out in 1970. Full sized images embedded in the credit links. Still, even from lower res shots, the change is apparent. 1970 on the dot looked provincial almost compared to now.

David Lichtenstein’s Lightstone Group is planning to build a new, approximately 300-key hotel in the East Village, with Marriott International’s Moxy Hotels serving as the brand, several sources told The Real Deal.

The firm is drafting plans for an 85,000-square-foot building on the site, which extends from 112 to 120 East 11th Street, between Third and Fourth avenues, the sources said.


The project is slated to rise on a site that holds a portion of the six-building multifamily portfolio that Lightstone acquired in April for $127 million from Pan Am Equities. That deal closed with an $85 million acquisition loan from Goldman Sachs.

One of those buildings, 85 East 10th Street — which represented $75.4 million of the total purchase price — is not going to be part of the project. In fact, Lightstone wants to sell it, and hired a team from Meridian Capital Group to bring the 121-unit, 69,100-square-foot rental building to market.
