The Woodley

Here are a couple of photos I took today of JBG's development, the Woodley (http://woodleydc.com) development in Woodley Park. This will have 212 residential units and is located right next to the Marriott Wardman hotel.

The CityCenterDC development's retail goes full luxury!

Quote:
Shoe retailer Jimmy Choo, leather goods store Louis Vuitton and high-end cashmere purveyor Loro Piana are among the stores that have signed on, according to a source with knowledge of the project.

They will join many tenants we've written about already: Longchamp(handbags), Kate Spade(women's fashion and accessories), Burberry(handbags and fashion), Allen Edmonds (men's shoes), Tumi (luggage and handbags), Zadig & Voltaire(men's and women's apparel and handbags) and Hugo Boss (menswear).

CityCenterDC has long been going after a slate of luxury retailers to fill out the ground floor of the mixed-use project at 9th Street and New York Avenue NW. Also among the offerings will be Christian Dior, Hermes, Paul Stuart and Salvatore Ferragamo, according to the source. The Washington Post also reported on several of the retailers Wednesday.

Luxury retail and trendy restaurants will dominate the ground floor and interior plazas of the $700 million CityCenterDC project. I really like what is going on in DC. The amount of development going on in DC proper is nothing less than amazing.

Barcelona, Raku To Open At Wisconsin Avenue’s Cathedral Commons

Cactus Cantina is one of my favorite restaurants but with the addition of Cava and these two restaurants, the dining along the Wisconsin Avenue corridor is significantly improved. I can't believe the NIMBYs opposed this development for a decade.

"A new Giant grocery store isn’t the only thing coming to the Cathedral Commons project in Cleveland Park.

Developer The Bozzuto Group announced Tuesday that seven retailers, including new locations for restaurants Barcelona and Raku, have signed on to open in the new development. The other retailers include iDoc Optical, Wells Fargo, SunTrust, CVS Pharmacy, and Starbucks. A 56,000 square-foot Giant will anchor the development at 3336 Wisconsin Avenue NW (map)..."

500 Units and 40,000 Square Feet of Retail Proposed for Union Market

NOMA is booming, H Street is booming, it makes sense that the there will be demand to build housing in the area around Union Market as well.

"Edens Realty is planning a massive mixed-use development adjacent to Union Market at 1270 4th St. NE (map). The 11-story, 110-foot development will have about 40,000 square feet of retail and 420 to 520 residential units across 370,000 square feet. The units will range in size from studios to three-bedrooms.

According to a planned unit development (PUD) submitted to DC’s Zoning Commission, the residences, which will face 4th Street, will be built on top of existing warehouse space that will be converted into high-ceilinged retail. The goal is to create “an exciting vibrant mixed use retail and residential project on the site that will provide a key step in the direction of the revitalization of the 45-acre Florida Avenue Market,” according to the documents..."

A Peek at the Plans for 50 M's Homewood Suites Hotel

A Peek at the Plans for 50 M's Homewood Suites Hotel

"Last week developers submitted to the Zoning Commission plans and drawings for the Homewood Suites Hotel being developed at 50 M Street, on the northeast corner of Half and M SE, one block north of Nationals Park.

This is part of the Capitol Gateway Overlay Review that projects in many parts of the neighborhood are required to go through, to make sure that new buildings meet the many goals for design that were set when the area was just a gleam in the Office of Planning's eye..."

Massive West End Development Will Now Include Squash Courts

Quote:
Confession time: at no point during the New Year's Resolution-fueled chronicling of D.C.'s yoga studios, crossfit options or healthy neighborhoods did availability of squash courts ever enter the search consideration. But don't worry, squash fans, Eastbanc president Anthony Lanier is looking out for you and plans to break ground on a squash training facility called Squash on Fire (yes, really) this fall. Squash on Fire is actually taking over management of the squash program at Sports Club/LA before opening up their own facility as part of the larger EastBanc project that includes the West End Library renovation and the old Fire Station residences. In fact, the $12 million, 20,000-square-foot center featuring eight squash courts and a restaurant will sit above the former fire station.

The New York Times has a good "36 Hours in Wasington, D.C." travel guide, with a focus on Capitol Hill, H Street, Barrack's Row, and the Navy Yard/Capitol Riverfront.

Who'd hope to see John Boehner? I'm confused.

Couple of more surface parking lots that bit the dust:

100+ residential units being added to an existing 400+ unit apartment building built in 1941.

And out in the suburbs - Rockville MD - back in the day they tore down their historic town center and put in strip malls, and now are tearing down the strip malls and (re)urbanizing.

"Construction has started on the 36-unit apartment project at the corner of 14th and Corcoran Street NW (map), and a restaurant will likely occupy the 4,000 square-foot retail space. SIGAL Construction fenced off the former Zipcar parking lot and broke ground last week.

“The ground floor is retail space that does not yet have a client but is anticipated to be a restaurant,” SIGAL Construction’s Melyssa Leibowitz told UrbanTurf. “The project will have ten parking spaces, and we are projected to finish in July 2015...”

Sources: D.C. United and District government finalizing stadium deal

Sources: D.C. United and District government finalizing stadium deal

By Jonathan O'Connell
May 19, 2014
Washington Post

"Nearly 10 months after announcing a tentative deal to build a 20,000-seat soccer stadium on Buzzard Point, District officials and D.C. United executives have nearly finalized an agreement, according to sources familiar with the discussions.

Despite months of delays and missed deadlines, the basic framework of the deal remains in place, according to the sources, who spoke on the condition of anonymity because the discussions have not been made public.

As previously agreed upon, the District government would provide up to $150 million for the estimated $300 million project through land infrastructure improvements. D.C. United would be responsible for building the stadium, which would be located a few blocks southwest of Nationals Park, but would also receive property and sales tax breaks..."

NY Avenue NE Development

Anybody know what this is? It's on NY Ave NE. I don't think it's the garage for the Hecht development (to close in). It's next to the Art Enables building.
Edit: I'm told it's a hotel project. I will research further. I've also been told Art Enables moved to RI Ave several years ago.

The motel there was razed and the current building permit is for "construction of new 8 story 239 rooms hotel and 113 parking spaces under the building, berth 1 @ 30 ft deep per zc # 11-25. pod."

And, the brick warehouse in your pic is for sale (coincidentally I know the property broker), it can be had for $7.5M

Nice man thanks for the update. 8 stories is a nice height for that area, will be a big improvement!

7.5 million for that brick building? Is it a large lot? Is that a reasonable price?

Lot is 14,000 sf and the building I'd guesstimate is 10,000 sf/floor. I couldn't say about the asking price though. :/
