Price mostly. The cheapest units in Muse are $2 million. The cheapest units in Mansions at Acqualina were like $4 million. Porsche Design Tower likes to point at that it is geared towards Billionaires. Those prices allow a lot of extra flare to get built and its hard to match those prices downtown. To sell $10 million or $25 million or even $50 million condos like some units in Porsche or Acqualina you need to cater to the international jet setters who want beach front resorts rather than urban downtown condos.
