River Tower, LLC has been finalizing details needed to start construction of a downtown Miami residential tower known as Riverside Tower.

Last month, River Tower’s Brian Campbell signed a deal to connect water and sewer to the site. The developer will pay a nearly $500,000 connection charge.

Also last month, the developer received approval to install two 435-foot construction cranes on the site.

Riverside Tower is proposed as a 449-unit project at 230 Southwest 3rd Street, in front of the City of Miami Riverside Center. It would rise 34 floors, or 360 feet.

The property had been listed for sale last year with a $16.5 million asking price, shortly after city approvals had been obtained.

Studio X Architects, headed by C. Chloe Keidaish, is the architect.

Soil Testing At Downtown Site Where Adler Plans 449-Unit River Tower

A sign on the property, located at 230 Southwest 3rd Street, advertises an upcoming luxury apartment rental complex. A 34-story, 449-unit tower designed by Studio X Architects has already been approved.

An Adler affiliate paid $14.25 million for the property in August.

Miami inches closer to multimillion-dollar riverfront development deal

The city of Miami inched one step closer Thursday to a multimillion-dollar quid pro quo that would land it a new administrative building and parking garage, while facilitating the construction of a $465 million mixed-use project on the site of its current headquarters on the north bank of the Miami River.

With a swift vote Thursday morning, the City Commission authorized the appointment of a special estate counsel in the city’s proposed deal to lease its riverside administrative center to property developer Adler Group in exchange for the construction of a new building and parking garage elsewhere in the city.

Under the agreement, the developer would pay the city a projected $335 million over the length of a 90-year ground lease on the city’s two-acre property through rent and a cut of sales. That adds up to a present-day value of about $70 million. The deal was proposed last year by an Adler Group affiliate, Lancelot Miami River.

City employees would remain in the building at 444 SW Second Ave., which formerly belonged to Florida Power and Light, until the construction of its new headquarters in 2020.

For Adler Group, the land swap is part of a larger plan to erect a sprawling mixed-use project on the river dubbed Nexus Riverside Central. The project would be built on the city site and a neighboring 1.5 acre parcel. It would include three 36-story residential towers with 1,350 units, a 150-room hotel and 30,000 square feet of shops and restaurants.

Despite Thursday’s vote, the proposal is far from set in stone. Even if a deal is reached by commissioners, who authorized hiring the law firm without much discussion, the question would then be put on the November ballot and at the mercy of voters.

Looks like three, 36 floor towers. I'd guestimate around 390 ft each.

Adler unveils ambitious plan for Miami’s riverfront

The Adler company has quite an ambitious plan to transform the downtown riverfront in Miami, and is moving toward a major redevelopment of prime real estate on the Miami River.

On Monday, Adler representatives shared information on a plan that could bring a new hotel to the river, along with about 37,000 square feet of retail stores, framed by three to four towers.

The Adler team met with the Urban Infill and Greenways Subcommittee of the Miami River Commission, on its way to a July 9 meeting before the full river commission.

The current goal is to get the Miami City Commission to approve a referendum on the fate of the city-owned property at 444 SW Second Ave. on the November ballot.

Three Big Real Estate Deals To Be Decided By Voters

NEXUS RIVERSIDE ON TRACK TO BREAK GROUND IN 4Q 2020 AFTER GETTING FINAL APPROVAL

Nexus Riverside was granted final approval by city commissioners last week, and is scheduled to break ground in the fourth quarter of 2020.

Plans call for the development of up to four towers, including a new 230,000-square-foot administrative office building for the city, rental apartment units, retail space, and a shared parking garage.

The city will remain in its current administrative building at the site until the new building is completed as part of the first phase. The old building will then be demolished to make for new development.

Total time for completion of all phases of the project is five to seven years.

Adler Development will build the project. Greenberg Traurig Miami Real Estate Shareholders Nancy B. Lash and Ryan D. Bailine represented Lancelot Miami River LLC, an affiliate of Adler, in the deal.

“Negotiating the deal was complex, due, in part, to the intricacies of timing the construction and financing of the city’s new headquarters with Adler’s development of Miami Riverside Center and its adjacent parcel” Lash said. “We were mindful that there can’t be any down time – the city can’t go dark, so all of the other aspects of the agreements had to be in sync with that requirement.”

ENGINEER SAYS THEY HAVE BEEN HIRED TO BEGIN WORK ON 40-STORY DOWNTOWN MIAMI TOWERS

Bliss & Nyitray, Inc announced on social media last week that they had been hired as the engineer for the project.

The company will be working on multiple 40 story residential towers, as well as 19-story office tower.

Miami voters approved a deal last year that will see the city of Miami administrative building demolished and replaced by developer Adler Group.


Miami Riverside Center “will change the style of living, working, & socializing on the [Miami] River,” Bliss & Nyitray promised.

RIVERSIDE CENTER APPROVED BY UDRB, WITH A DIFFERENT DESIGN THAN SHOWN DURING VOTER REFERENDUM

Adler Group has won Urban Design Review Board approval to build the first two phases of Miami Riverside Center.

The design differs significantly from renderings of the project shown to residents before a 2018 referendum on turning over public land to the developer, which voters approved.

According to the newly approved plans, two towers will be built.

A 38-story residential tower will have 430 apartments.

A 20-story office tower will have 278,379 square feet of space, and will serve as the new administrative offices for the city of Miami.

There will also be parking garages with 1,307 spaces, which is more than what is required by zoning. The developer is still requesting a 30% parking reduction waiver to allow future flexibility in reallocating parking spaces between the residential and office buildings.

UDRB approval was granted at a meeting on February 19, according to The Real Deal.

RIVERSIDE CENTER TO BE BUILT ‘IN CONSONANCE’ WITH 2018 DESIGN, DEVELOPER SAYS

Miami’s Adler Group is still planning to develop Riverside Center with a design that is similar to what was shown to voters in a 2018 referendum.

In a statement released to The Next Miami, a spokesperson said that the Riverfront property would be developed “in consonance with the 2018 design.” The project will enhance the Miami skyline and riverwalk in a way that will make the community “proud,” the developer added.

Last month, Adler was granted UDRB approval for a project that will include a 20-story office and 38-story residential tower, along with 1,307 parking spaces.


Adler noted that the approval was only for land that the company privately owned. The adjacent public land that was subject to the 2018 referendum was not a part of the UDRB review last month.

Miami city officials requested that extra parking spaces to be built, the developer noted.

The developer submitted several applications to the Federal Aviation Administration on August 24 for approval to install a tower crane, and for a permanent building height.
Tower crane installation is estimated on January 1, 2022, the filing states.
The crane is estimated to rise 588 feet above ground at its highest.
The tallest permanent point of the tower itself is planned at 413 feet above ground, where mechanical equipment will be located, a separate filing states.

The developer also completed the acquisition of the property on the same day for $17.5 million, county records show.
In a December 21 press release, Mill Creek confirmed that construction was underway.
Construction of a multi-family 36 story building containing 428 dwelling units and amenity spaces, 4266 sf of retail space (cold dark shell) and 505 parking spaces, and other related site improvements.

The tower will have a permanent height of 413 feet above ground, with two construction cranes planned to rise 588 feet and 531 feet above ground.
