They supposedly have financing, but perhaps groundbreaking is contingent on X number of presales. The sales gallery is officially opening later in the month, but in reality, they are taking appointments already. I have a meeting with them in 2 weeks.

GOOD! When I met with them Monday, they told me they can't apply for the tax abatement until a couple other steps are finalized. Please happen before council gets rid of it...

I am thinking...not. It's the sad fact of the city that vacant spaces will generate graffiti. Doesn't really matter what neighborhood. Hard to prevent. Anyway, you are assuming that prospective buyers are passing the site itself with the actual banner in person. Not all are necessarily. The sales center is in 1845 Walnut Street.

I hate to bump for such a small tidbit, but according to Southern's website, this will be the tallest residential-only building in the state now that it's at 599'.
RIP Mandeville you will be missed.

Are we sure it's 599 feet? I hope so! For it to be the tallest all-residential tower in the city, it would need to surpass the height of the RATC, right? That's the current tallest all-residential, I think.

^ I can actually hear both... it switches back and forth for me. So strange

About the tower - I just wish the balconies were integrated a bit better. Balconies rarely look good.

Yeah, I agree about the balconies. In looking at their proposal packet, I see the corner balconies do jut out pass the "glass curtain wall" of the building and some of balconies are near the middle of the building. I personally prefer that if balconies are offered that they stay on the corners of the building and that they do not jut out beyond the glass curtain wall.

The balconies don't look great. Better integration would be nice, but the placement itself is dictated by needs. They are where they are because they want one for each of the 4 units on the floor (for most floors) and positioned to maximize views.

A bit of insight on the behind-the-scenes of the project with some sexy renderings, though nothing really new or earth-shattering. Of note: 13 of 74 condos have a deposit on them thus far.

At 2.5 MM starting price for the condos, I now understand why this is happening later rather than sooner. I'm guessing they need to at least sell half of the condos before they can secure full financing.

I don't think quite that much, but yes, a sizable number. Pretty good start. The sales gallery only just opened officially a couple weeks ago. They had a party for prospective buyers around the Rittenhouse ball.
