I like the black frame. Not sure about the overhangs though. At the moment I'm leaning to not liking them, but could change my opinion in time. As always, would like more height, but this is a decent enough proposal.

I love that this has subway access! Very neat design, looks like a slightly more jumbled version of James Condos.
