Maybe they are planning on constructing a new amphitheater cover or move it to another location on the site - thus, they need to see what their limitations may be.

Enough of the site is not in a CVC allowing for a possible point tower. But since it is on Waller Creek, there may be setback requirements making that difficult.
I have hard believing Stubbs is going away. This is most likely for some redevelopment by Stubbs. But who knows with what has happened so far this year.

Back in 2012, Stubb's had a plan to change the orientation of the amphitheater and increase capacity. I think they also were going to expand the restaurant as well. I think it was pretty far along in planning, to the point it was included in the city's "Emerging Projects" Poster.

A site plan was filed for a "Boutique Office Building" for the little piece of land between the frontage road and the Tyndall amenities deck. The view from the Tyndall's amenities deck may be blocked in addition to the views from the condos getting that nine-story backyard tower built in front of them.

I don't recall any discussion about a potential 1215 Red River tower. A skinny tower could fit outside of the CVC. From a Community Impact article:

The proposals come from a mix of familiar names tied to major Austin developments. The proposal from Austin-based Aspen Heights Partners, responsible for downtown’s Independent skyscraper, received the highest score from the city’s purchasing office. The second-highest scored proposal came from a partnership between Vancouver-based developer Intracorp and the Austin-based DMA Companies. Intracorp was responsible for the 44 East condo project in the Rainey Street District, while DMA Companies has developed local mixed-income projects around the Mueller Development and Goodnight Ranch.

Does anyone think the city may purchase or lease the old post office site between 5th/6th and Guadalupe for construction of the new Republic Square transit tunnel station? Seems like the perfect spot for it.

I'm still holding out hope that it will be incorporated with the Republic tower. It could also be done at the post office site with a public/private partnership. Most likely scenario is it will be located under Republic Square since the city already owns it.

City could try, but we could not afford it.

They tried to buy the Grove.....but you need money first.

I think there's a better than even chance that The Republic's delay and Project Connect's progress are related. Don't see why the post office block wouldn't also be included. All the sudden a crap ton of new subterranean and surface infrastructure has to go through there in the next 5-10 years -- it's for sure going to impact whatever development plans there are for those blocks.

My guess is we'll start to hear more about the Republic again as the downtown tunnel/Republic Park station start to get fleshed out. We'll probably see a process similar to what the Convention Center and Cap Metro are working through in re: the Trinity station.
