3. Site has never been used before for Diner en Blanc Philadelphia.

4. No one (who speaks with the planning committee) has guessed the correct location YET.

Keep in mind: location must be in Philadelphia. Previous locations were Logan Square, JFK Blvd @ 30th street, South Broad, and Navy Yard. Think outside the box on this one, the location is quite clever. Be specific (for example, "out front of Memorial Hall" is a proper guess, not "Fairmount Park.") Remember NO ONE HAS GUESSED IT YET! (Most telling clue)

I'm not going to say because I don't want to ruin such a clever suprise, but let's just say no one will guess it. Because it's unguessable. It's unfathomable. Until you're there, you wouldn't believe that anyone would want to dine there. I bet some of you have been there because of the nature of this forum's person-type. My dad took me there when I was a kid.

Well.... I guess no one guessed the art museum steps because it is literally the most obvious choice for Diner en Blanc?

Yea what's clever, unguessable, and unfathomable about the Art Museum steps? Or that nobody would want to dine there? Possible you had bad info on the location?

As soon as I saw where it was I thought "how in the world is it that NO ONE guessed this as a location." It is literally so obvious that I think it's dumb. But I think the whole Diner en Blanc thing is dumb anyway.

New five-story apartment building planned in Old City

Greythorne Development of Montclair, N.J., and the Flynn Co. of Philadelphia plan a 13-unit apartment building on the southeast corner of Second and Race Streets in Old City, Greythorne owner Michael Koep said Monday.

The five-story project with ground floor retail is being designed by architect Canno Design, according to documents filed with the Philadelphia Historical Commission, whose architectural committee will review the plan Tuesday.

The building, at 160-164 N. 2nd St., which is being called the Elliot Apartments, would replace two single-story kitchen-supply stores. The partners hope to break ground on the project this winter, Koep said.

Coming to the 3900 black of Chestnut at Hamilton Court, from Naked Philly.

I like it. The lot as of now is a fenced off parking lot with dumpsters, so any sort of activation of this space is a win. It looks like they're also opening up the lower floor of the existing HamCo building.

I have always wanted to see that courtyard restored. My heart ached the first time I saw a photograph of how it once looked.

The "Romulan warbird" could be successful...it contrasts enough with the existing structure, IMO, to actually work aesthetically if done right.

Correct. Mr. Barstool is on the SE corner and that ain't going anywhere!

I was hoping for a nice restaurant/bar for this corner to augment the Race Street Café.

Not very likely.

I'll tell ya, the amount of new residential capacity being added to Old City is crazy. Is it likely to have a negative effect on those who own or a positive own? Seems like the market will be flooded.

Big news for Fishtown! From http://www.bizjournals.com/philadelp...-fishtown.html

Massive entertainment complex to bring bowling, dine-in theater to Fishtown

Florida-based company will not only open a restaurant and bar concept in Philadelphia, it will add a night club and a boutique bowling establishment in the same venue along with a nearby movie theater.

Fishtown is steadily becoming an entertainment capital in its own right in Philadelphia. There's the recent opening of concert hall The Fillmore and SugarHouse Casino's recent completion of its $164 million expansion development. And now, Jupiter, Florida-based Frank Entertainment Cos. is getting in on the action.

The company on Sept. 30 will open a 52,000-square-foot concept called Revolutions at Penn Treaty in the upcoming Penn Treaty Village. Revolutions will be located at 1009 Canal St.

Revolutions is a multipronged entertainment concept that combines live entertainment, craft cocktails and beer, farm-to-table food, bowling, dancing and more.

It will be open from 11 a.m. until midnight Sunday through Thursday and until 2 a.m. on Fridays and Saturdays.
There's renderings a lot more detail in the article.

^^You beat me too it! Haha. This is really huge for the area. This will continue to build upon this nightlife/entertainment district being built along the Delaware River. Another movie theater in/near the core of the city is great too, as we could use a few more.

Fishtown

The wording is a tad misleading in that article. We've known about the bowling alley for quite some time. The signage is up right next to the Fillmore and it looks very ready to open. Samschick (the owner of these properties) proposed a movie theater in his original vision for this Penn Treaty Village project years ago. At the time, the theater would've gone on the vacant land immediately north of the two apartment buildings just south of here. The interesting thing will be seeing what the final location will be for the movie theater component. 14 screens ain't small, so accommodating it in this area will likely mean partial demolition of something or reuse of some of the massive warehouse buildings along Canal Street. I imagine they'd want the theater as close to the fillmore/bowling/Goose Island/BlueCoat distillery/PunchLine hub as possible, so I'm thinking they'll maybe build new directly across Laurel Street? Time will tell. Either way, thrilled at the prospect of a high quality movie theater east of the Schuylkill that's easy to reach! It's about time.

North Broad parking garage to house 116 residential units

Quote:
A parking garage next to the Philadelphia Academy of Fine Arts on North Broad Street is in the middle of an adaptive reuse project that will convert the building into 116 residential units.

Designed by BLT Architects, the building at 142 N. Broad Street will grow a little taller, thanks to a 4-story addition that will include 16 balconies and a roof deck for residents. The market-rate apartments will be a mix of studios and 1-bedroom units, starting at around 400 square feet.

The addition will put the height of the current six-story structure more in line with the two buildings it sits between: The Pennsylvania Academy of the Fine Arts building and a Parkway Corp. parking garage.

Floors 2 through 10 will house the residential units, and the ground level will be vacant commercial space, according to a zoning appeal that was granted last May.

For the years, the building has been used for underground parking, with the upper levels sitting vacant. It initially served as a Cadillac garage. When the conversion is complete—BLT tells Curbed Philly it’ll happen early next year—it will join a host of other residential developments currently under construction on that block, including the Hanover North Broad project.

I'm not sure I'd call Fishtown the core of the city despite its popularity, but this is still great. A 14-screen movie theater and everything else that's part of this complex is great. Hope it happens.

Correct, which is why I said in/near the core...

Notes from being out and about lately:

1. Drilling going on at SW corner of Broad and Washington
2. PMC has definitely broken ground at Pedophile and Arch
3. They're framing that new apartment building at Hope and Spring Garden
4. Massive development around Ludlow. 5th, 7th, and 8th just north of Girard are seeing all their lots get filled in
5. Cake and the Beanstalk is gonezors and that makes me sad.

Keep in mind that the exceptionally NIMBY OCCA prevented any new development at all in Old City for many years. It was when that organization bit the dust that the current building boom began.

That seems a rather large amount of units for that narrow building, even with the overbuild. If you assumed each window belonged to its own unit, that's just 36 on the front and the back. And even if they are cutting out an interior light shaft, that still falls well short of 116. What's going on here?

I move we call this thing the D'deridex from now on.

The ally next to the building is the ever creepy "little Boys Court."

They say it's the oldest ally in town.

Never noticed this one-off, new house, between 1800-1900 Ranstead - down an alley, really odd placement... strange (yes, that's CITC core at the top). Are they building more... just one, both lots on either side of it are empty.
