Navy Yard updates today from Hidden City

Work starting for the new Marriot hotel. Behind it, you can see the new GlaxoSmithKlien Headquarters are practically complete.

Soon after the hotel’s groundbreaking, officials from the Navy Yard, PIDC, and Liberty Property Trust will announce the first revision of the 2004 Navy Yard Master Plan, by Robert A.M. Stern Architects. The new plan will call for residential development in the “historic core” near South Broad Street, two million square feet of additional commercial offices, and a revision of the original concept of a “harbor” east of the corporate center. The plan also calls for the long sought extension of the Broad Street Subway, a vision that’s “as alive as it’s ever been,” said Berson.

In the meantime, PIDC will begin running two shuttles in December to serve Navy Yard employees and visitors: a Market East to Navy Yard express, and a constantly running Navy Yard loop that will take riders to the Broad Street Line’s AT&T Station and to other destinations nearby (such as XFinity Live). The second shuttle will supersede the little-used route 71 SEPTA bus.

Berson said commercial activity at the Navy Yard is as strong as it’s been since the economic crash in 2008. Liberty has recently leased 51,000 square feet of flex space at the Navy Yard’s commercial center (the location of Tasty Baking’s bakery). Much beyond all that, Berson reported that he has received serious proposals from five potential corporate tenants, deals worth a combined $300 million. While he says he is hopeful to complete deals for these potential tenants, which would amount to considerable new construction, Berson cautioned that they are in early stages of negotiations. Rents are still relatively soft.

PHILADELPHIA| CHOP Ambulatory Care Center| Height ??| Flrs ??

CHOP is currently constructing a new Ambulatory Care Center in University City. Not much information at all has been released about this building. However, the little information that has been released claims the building could be anywhere from 8 to 18 floors. If only 8 floors, the building will still sit at 152 feet.

Two designs have been released.

It is suggested that Mark Shoemaker from Pelli Clark Pelli is the Architect for the project

Philadelphia Holocaust Memorial

There seems to be two different plans for the Holocaust memorial















Moshe Safdie to design Human Rights Center in Philadelphia
Mayor Nutter Instrumental in Securing Lease for Monument Property on Ben Franklin Parkway

The plaza, an open space off the Parkway, will accommodate those who gather on Yom Hashoah, the annual Holocaust memorial day of remembrance, and tour groups. It will also provide a venue for class lectures and a choice vantage point for viewing the Monument to the Six Million Jewish Martyrs.

Some info on retail in Center City.

Coming to Walnut Street is a 3 floor Ulta and a deal being made on a Nordstrom. Also there is mention of the retail complex at 15th and Walnut that will house a Cheesecake Factory.

The Atlantic building conversion will included 7 floors of retail aimed at big box retailers... is this possibly where the Nordstrom will go? Plans also call for 200 apartments.

This is a thread where we post both proposals for new projects, and construction photos of smaller projects that aren't tall enough to have their own thread like the Home2Suites Hotel, The Granary and the Sansom... so of course it is necessary.
