nyc is amazing... even that pic would pass as an amazing city skyline ^^^ even when the other 90% of the city isn't visible! it's like skylines within skylines, and density within density.

It's at the point where it's easily noticeable. Looks like typical construction now, but in a couple of months people will begin to wonder just how tall is this thing going to be anyway?

Extell has the only new product to offer in the uber-luxury market. Hence, Barnett is eager to proceed with 225 W57th.

NY REAL ESTATE RESIDENTIALDECEMBER 30, 2011.Mere $110 Million
Penthouse Near Carnegie Hall Gets Ever-Higher Asking Price.

By JOSH BARBANEL

Quote:
It may be the most expensive home listing ever in Manhattan: $110 million for a glass-walled penthouse overlooking Central Park on top of what will soon be the borough's tallest residential building.

The prize for that eye-popping price tag is a six-bedroom apartment covering 10,923 square feet at One57, a tower under construction by Extell Development Co., on West 57th Street opposite Carnegie Hall. The $110 million figure is nearly 12% above an earlier asking price for the unit, according to documents filed with the New York state attorney general.

The richer listing price is one result of a recent deal to sell the 20th-floor penthouse owned by Sanford I. Weill, the former chairman and chief executive and chairman of Citigroup Inc. The Weill apartment—at 15 Central Park West, a few blocks away from One57—went into contract for $88 million, a record.

Now some brokers say the Weill sale may give a jolt to an already strong high-end market. Extell is betting that other buyers are willing to pay many millions more than previously thought for a chance to live in the clouds above Central Park.

The One57 tower eventually will rise to more than 1,004 feet, including a curved, glass top covering a cooling tower, when the building opens in 2013. It would be the tallest residential development in New York, though even taller residential buildings have been proposed, but not yet begun.

How come they don't say the city's tallest residential building, although what they said wasn't false.

They assume only the stupid will need that annotation. It actually won't be the defined tallest residential though. (See here)

At this rate, we'll eventually see one for a kajillion dollars...

I wonder if that rendering is an updated one showing a more uniform glass cladding on the north side, sans the pinstriped effect. It still looks very good, but the pinstripe would have made it that much more unique.

Also, does anyone else notice that rendering looks a tad bit exaggerated in height? CitySpire, which is two short blocks behind it, stands at 814 ft. Even when you factor in height that is outside the view of the photo (at the base), the rendering appears to tower over CitySpire by 300 ft. or more, when in reality it eclipses it by just short of 200 ft. Perspective and distance from the lens obviously play a part in this (and would make One57 appear taller as it's closer), but this shot is taken with a longer lens, which usually compresses that distance and diminishes that perspective effect. Methinks that if one were to take this photo using the exact same lens and location when this is finished, the actual tower pinnacle will be below the final setback in this rendering.

^^It's already been concluded the north side will have a uniform cladding, while the south will have that pinstriped facade.

Those pictures are gold, what an attractive spot for this tower! Looks like this is going to be the decade of residential supertalls in New York, with $100 million top floors.

Building New York: de Portzamparc's One57 Towers over the City

By Roland Li
December 31, 2011

Quote:
Fifty-seventh Street occupies a rarified realm in New York's address book. It is the barrier between midtown and upper Manhattan, marked by Norman Foster's hybrid Hearst Building, I.M. Pei's dignified Four Seasons hotel, the flagship Tiffany & Co. store and Carnegie Hall. But the street's newest arrival may soon be its most prominent: One57, designed by French architect Christian de Portzamparc, will exceed 1,000 feet to become the city and country's tallest residential building.

Currently under construction, One57 is expected to open in mid-2013, but the project has already made waves with sky-high pricing. The uppermost penthouse, with six bedrooms and seven bathrooms, is asking $110 million, which would be a new record for the most expensive home ever sold in America. (The ask was raised from $98.5 million, in part because of the record $88 million sale at 15 Central Park West.)

Closer look...

Shiny! Christian DePortzamparc Shares New Renderings, Thoughts on One57 Bonanza

By Matt Chaban
Jan 3, 2012

Quote:
This is now officially the most-watched development in all of Manhattan.

Christian de Portzamparc, the Pritzker Prize-winning architect behind the project, discussed the inspiration for the tallest residential tower in the city with the International Business Times, where he revealed new details about the project as well as (and more importantly) new renderings.
It is ironic that with all the griping about New York’s construction constraints, Mr. de Portzamparc said he found the city liberating. “In fact, New York is very attractive,” he said. “There are fewer constraints than in most of our European cities.” He told the IBT that the building is a tribute to Central Park, of which it will have commanding views, as well as the skyline itself, where the new tower will “evoke the energetic cascade of New York’s verticality.”

He also believes architecture can do more than it does for humanity and society. “We need to rediscover the essence of the meaning of ‘the use,’” Mr. de Portzamparc said. “Architecture is above all here for a better living. Every gesture, every shape must be justified by various reasons that would reinforce their reason to be, their use, and will give more sense to their beauty.”

What does Rafael Viñoly have to say to that?

I love how more renders are being released yet there were no renderings when it started excavation. Now an exclusive called "The History of How People Felt Throughout the History of the Construction and Design of Carnegie 57":
