Last time I walked past it a few weeks ago, some stores still had to close down completely, while others had already left.

Just drove by today, did not see a single business open. Lots of tourists milling about (how they all seem to find their way there is amazing). It's now in the "where the fuck am I" eyesore stage...

Hopefully these guys are ready to roll soon.

This has received more state funding. Article today from Philly Mag. No definite ground breaking date in the article yet however.

Tons of info from Bisnow

Quote:
East Market at Market & 11th. Jeffrey tells us remediation prep work is complete. As of July, tenant leases in 1100 Market ended, and the Family Court will move out of 34 South 11th St in November. The first phase of the project will include 160k SF of retail, 150k SF of office, and 322 residential units.

Demolition is slated for mid-October, with vertical construction set to begin in February. (Of course, everyone wants to take advantage of these President's Day construction supply sales.) It will eventually extend down to Chestnut Street and bring boutique shopping with more apartments to supplement the activity on Market. The residential building is slated to open in April '16, with the project finishing August that year. It'll incorporate about 9,600 SF of digital and static signage, a first for Philadelphia.

Great article from MNI News talking about how well the Philly Market is doing.

Mentions this will be under construction in Spring 2015

CDR Submission!

http://www.phila.gov/CityPlanning/pr...smit%20CDR.pdf

I will pull renderings from it when I get a chance.

Looks like the height is actually 21 floors at 281 feet tall.

More info:
Quote:
"With 396' of frontage along Market Street, East Market will capitalize on the allowable 9,504 square feet of animated illumination and digital signage of the Market Street East Sign Regulations."

"The east podium, Market and 11th Streets, supports a new 366-unit, 17-story, residential apartment tower while the western podium, Market and 12th Streets, is being built with the infrastructure to support continued vertical expansion."

^You can see asbestos abatement underway with the plastic ducts out the window. Also, those plastic barriers similar to the Comcast site have been placed inside some of the storefronts....

Groundbreaking set for Thursday!
Quote:
An official ground breaking is scheduled for Thursday on East Market, one of the developments expected to have a transformative effect along East Market Street in Philadelphia.
Lt. Gov. Jim Cawley and Philadelphia Mayor Michael A. Nutter will participate in the ceremony to mark the beginning of demolition and construction of the project.

Since there was a groundbreaking, this project has been in the news lately and all articles say 17 stories while this page says 21. Does anyone know what the floor count is OF THE PHASE THAT IS CURRENTLY BEING CONSTRUCTED? Also, what is the height? Thanks!

It's a 17 story apartment tower on top of a 3 story retail podium. Look at the CDR submission I posted a few posts back. The need articles are just getting things twisted. 21st floor looks to be either a mechanical floor or an amenities floor.

It looks like they broadened the tower component from the original renderings. Instead of two tall towers, it's one shorter one. Either way, I can't wait to see this thing start to go up. Unfortunately I can kiss my cheap Market East rent goodbye.
