Here's a Design Submission filing from today for a "54 Story high-rise apartment building with 391 units and retail on basement/first" at 610 Davis St. At first I though it might be a new project. But I think it's 9092 Rainey using a Davis St. address. Even though it's not a new project, it has apparently gotten taller by three floors.

EDIT: The Container Bar has used the 610 Davis St. address, so this is 9092 Rainey. The April zoning change probably allowed for some additional height.

Honestly Container Bar is my second least-favorite bar on Rainey (behind unbarlievable, obviously), but i'll still be sorry to see any loss of bars in the area.

I think this building still has plans for a bar at ground level, but it's a shame we won't end up with the original plan of "lets rebuild container bar, then just pick up bungalow and pop it into the second floor"

I suppose I only worry that with each new highrise that gets built directly on Rainey St proper (as opposed to a block or two away), it's subtracting from the reason the area is so popular to begin with...

Last I remember, Container Bar and Bungalow will both be re-opened within the project. But it seems that they'll just be building out whatever retail spaces they are given. So Rainey won't be losing these two venues, but they will take on vastly different forms than their previous selves. (Unless that changes yet again of course)

I was about to say... So they're gonna build a container bar within the project with actual containers? That would be even cooler if they did that.

But Rainey does have to live without 2 bars for the whole length of this project which would be about 3 years?

I think that was the original idea, but that is no longer the case. They may have determined that wasn't feasible. I believe that they'll be given a typical retail space to built out. I would guess that they'll decorate that with container-like paneling or whatnot.

I also imagine that the construction is really going to create a mess on weekend nights. I really hope they start shutting down Rainey street again like they did before the pandemic. I dunno why they haven't got back to it. Rainey street was the craziest I'd ever seen it the last two Saturdays. Yes. Worst than SXSW or ACL.

I'm beginning to wonder if this one might be planning a switch to condos like 6xG? The count of residential units started out as 290 when there was a hotel component. It then went to 446 when the hotel plans were scratched. Now with three floors added per the Design Submission the count has gone to 391 (again, according to the Design Submission.) Fewer but larger units would imply a switch from rental to condo.

I'm confused. Wasn't this tower going to rise 602 ft? Did the height change?

This project seems to have gone from 51 stories to 54 stories. The 51-story proposal was 602' tall.

It will be condo based on current plans.

Maybe that's because it is the current name of the project based on city documents filed by the developer...

9092 Rainey was the name being used for the tower when the last renderings were released, not the address. We usually use the latest name for a project in the thread title rather than the address(es). But the tower will apparently be renamed again once it's further along according to the developer. The latest permit (Design Submission) uses 610 Davis St. as the address and not 90 or 92 Rainey.
