The formal site plan filing was added to the site plan Ap. There's not much new info. It'll have 352 "apartments", but most references to the project refer to it as "condo". All of the parking levels appear to be above ground.

Got ahold of a full site plan for this thing. The elevations give us a better understanding of stuff like the parking structure than the renderings did.

Nice. The top occupied floor is 50, and there doesn't appear to be ground floor retail. It looks to be maybe 586' tall at the west elevation.

I think floor 51 might actually be residential since there's a balcony on that level.

The 50th floor at 545 feet is also where the main roof is located. The old original height was listed as 545 feet, but that wasn't counting the mechanical spaces above it.

The 51st floor is at 557 feet. That makes the top floor of this building nearly 100 feet higher than every other top floor in the city except for The Austonian and The Independent, and it puts that floor above every other roof except on those two as well.

I see "Retail 1" and "Retail 2" on the ground floor layout.

This is an incredibly established developer. My guess is that once they hit their presale requirements they'll break soon thereafter--mid-'19.

That's going to be a really dark sun-blocking canyon for the folks on street level and the lower west side floors once all these towers come online.
The East Street Wall from 35.

The Design Commission even encourages sidewalk canopies as part of Great Streets when debating density bonuses. Of course they provide protection from rain as well as providing shade.

Since most of the neighborhood is located to the west of this project, and since that's where most of the blazing sunlight will be coming from, they'll still have good sunlight. Also, there is no street between this tower and the one next to it, just an alley.

As for everything east of this project, that area right now is a no man's land anyway. I've lived in Austin my whole life, and I only visited that part of downtown one time in the early 90s before all of these towers started. That was to visit the architect son of a friend of the family who was restoring a house there. At the time, I think they were planning on moving into it, but they've since turned it into a restaurant from what read about it the last time. He almost became family. At the time his dad was dating my aunt.
