It would be even better if someone purchased the entire block and was able to reuse/convert those houses into a more useful and interesting mixed use block. Some offices could still exist on the upper floors. The ground floors could support retail, restaurants, watering holes.

The Meadows Foundation purchased 22 acres of the neighborhood east of Downtown Dallas to preserve the Victorian structures and offer rent-free space for non-profits. Pretty cool use of historic designation for actual preservation with public benefit IMO.

I'm from the Rattan Creek neighborhood and now live in University Park (Dallas) working on two masters degrees in music at the Meadows School of the Arts at SMU. At the turn of the prior century there used to be a common area in the middle of that block used for a playground by the families that lived in the surrounding homes.
A neighbor lady (Maiden name was Schneider) who later lived next to my wife’s family homestead in Taylor was raised in one of those Bremond Block houses in the Teens & Twenties. She was one of the kids who played there while the resident families socialized. It was like their own private park according to her. The lady passed away about 25 years ago.

The podium roof is the 14th floor, and it's at 149 feet.

By the way, that's a really odd optical illusion going on in that rendering above between 6 X Guadalupe and 300 West Sixth.

But a ridiculously large podium for a VERY large building. Remember how deep the hole was for this building? The podium won't seem as large once the main building starts going up, although I'm sure the houses directly north will disagree.
