Yep. Those are all state parking garages. I would imagine eventually that those will be redeveloped, even if the parking is put underground. You're right about calling them dead. That area of downtown certainly is.

Fixed that street number, thanks -- I've got the Velocity tower on the brain.

Filings popped up last month for a CVC height determination and CBD rezoning proposal at this address.

Planning Commission takes on the rezoning on June 12th. Here's their backup for the item:

their preference is for a zoning category that accommodates their conceptual plan for the
property.
There are two buildings on the property – a five-story building to the west and a one-story
building to the east. The applicant’s conceptual plan is to leave the existing five-story
building in its current form, and to redevelop the one-story building as a multi-story mixed
use office, with commercial retail on the ground floor and offices above. ERS will continue
to occupy all of these offices and potentially lease the ground floor to one or more retail
businesses.

With there being a CVC covering that much of the block, this might end up being fairly tall then.

The Line ATX opened this week. Their website has some interior photos. It looks like a great place to watch the bats.

Maybe not. This is from the Planning Commission document about the proposed zoning change:

Two Capitol View Corridors (CVCs) intersect the property. CVC 22 – the 38th Street at Red

Baines Johnson Library Corridor just grazes the southeast corner of the property. A rough

Looks really nice, but it looks like almost all the south facing windows will be looking through those high voltage wires and poles.

Here's the CVC map from the Planning Commission backup file. Also, the proposal for the new building is for only 180K sq ft of office space (and 18K sq ft retail).

I appreciate all of the effort they are putting into this old hotel, but they really need a porch or deck that opens onto Congress to the west. They need something that feels opening and inviting for pedestrians on Congress rather than a circle drive where you feel like you're going to be dodging cars and airport shuttles just to sneak in the door.

The "circle drive" fronts Cesar Chavez, not Congress. Where and how do you suggest they do what you want on "Congress?" The west (Congress) façade of the building itself encroaches on the sidewalk (which was, obviously, constructed prior to the implementation of the Great Streets ordinance). Are you going to tear down the building? No.

Furthermore, the only space they have for a pool is where it is. Again, are you going to tear down the entire building and construct a new one? No.

Come on...let's be realistic here. I understand from where you are coming. But, those "wishes" are simply unrealistic for this site - without a complete, costly, redesign of the entire project/site.

Personally, I like it. As a 40+ year resident of the city, I have absolutely no problem with it. It's a vastly improved product over the Radisson.

Not that it wasn’t already crystal clear, but whatever plans there were for that boutique hotel at 416 Congress are pretty much dead. An e-tailer based in Lincoln NE is opening an Austin office in that space — anticipates hiring 100+ in the next year, and more growth from there.

I read that article and didn't pick up on the address. I guess that one is officially dead now. I had been holding out hope for it because the site plan is good until this October.

Here's another possible future tower site. A pre-development filing was made this week about two trees at 44 East Avenue:
