I didn't expect that either. I pretty much wrote this one off as proposed. It doesn't even need to go to City Council now for the historical designation part. But I think they still need to rubber stamp the zoning change. There were some comments at the PC meeting about the HLC botching up the historical designation process. I'm not sure what that was about.

The CC could have approved zoning change requests for three towers at Thursday's meeting. But as usual, they were all postponed for a future meeting:

"Postponed at the request of neighbor", interesting.

Over the weekend we had a guy, I think he said he owned the property next door (the AO Watson House, Allison and Bass law office), hanging around trying to get people in my building to organize against the rezoning of 12th and San Antonio. He was saying it was gonna cause traffic and affect their parking.

Sorry bro, I'm in favor of increasing density and urban development. And my parking isn't in jeopardy.

CVC determination requests were made for both buildings on the North half of the block. 416 W. 12th is the site of this project and 402 W. 12th is an old house with law offices.

Postponed by applicant. Out of the four towers needing zoning changes at today's CC meeting, I thought this one would be more controversial than the three in Rainey. I think the developer was smart to postpone and not get mixed up with the smackdown in Rainey.

107. Still sucks. Walked past this building again this week.
It's a loss.
Sucks more people weren't willing to save this property and build around it.
There is lots or room on the side and back for creative thinking and a little less profit.
Shortsighted developer greed... and shortsighted "taller... taller...density at all cost" chants. The West Ave neighborhood can be a really unique landscape and a prime residential area once again... But only if the depth of the area is kept makes it attractive in the first place.... including the tree canopy!
And just to save you time. This has noting to do with the area going vertical. yes I think this area is ripe for more development and it needs to happen..... and there are plenty of properties that willl be prime. BUT it is also peppered with significant historical properties that need to be kept to add to said depth and texture of the area.

And while I'm at it. Lets go with the fact that its happening. ... what's with the limits that were put-on restaurant/ bar space.? That makes no sense. The other thing that will make this area sing is great neighborhood restaurant/bar space. So to me : sucks both ways.

We could have saved it…against the wishes of the non-profit who owns it (Delta Kappa Gamma Society International promotes professional and personal growth of women educators and excellence in education. Vision: Leading women educators, impacting education worldwide.)

We also could have forgone the ~$5M in tax revenue that the property looks to generate each year once redeveloped. Put another way, is the current building worth subsidizing to the tune of ~$5M/yr? I don’t believe it is.

Glad it will be redeveloped with a 375’ residential building mere feet from the largest transit investment in Central Texas’ history.

Plus, from what I believe are the most current renderings in Post #19, it looks as though they are either retaining or re-creating a significant portion of the existing facade.

Save for what will likely be a building with little-to-no street level interaction, I think this will look great without totally ignoring what came before it.

I'm sure we can credit Austin Energy for some of the lack of street action. They like to require that the best spaces go to huge electrical vaults that most cities allow to be built in a more efficient way.

COA redid the sidewalks on that corner of the block and further up along 12th towards Guadalupe about two weeks ago.

Other than that, nothing noticeable has changed at the building.

Love it. Build it! We should be building a ton of housing, office, etc. in this part of town. Fat too many parking lots for how close to DT it is.
