Well the Steps site, corner of 8th and Macdougall, has stalled out and is in some sort of legal battle. Might be a while before it becomes something other than the half finished pit it currently is.

Radius over 20% sold on opening weekend. Even with the recession/slow down, we keep seeing a steady flow of new launches. The paradigm shift to inner-city living is paying off.

Brookfield Residential's latest multi-family development in the inner-city community of Altadore.

Altadore has cultivated a diverse spread of established amenities since breaking ground 70 years ago, including parks, pathways and an eclectic array of shops, services and restaurants.
Now there’s an opportunity to move to the mature community in a new home through Brookfield Residential. The veteran builder opens pre-construction sales on stylish multi-family development Altadore 36 on Oct. 24 at noon. Potential buyers can register for a special event before the launch this Thursday at altadore36.com

This follows Brookfield’s launch of townhomes at The Link in Evanston earlier in October.

Altadore 36 is a 62-home development offering 11 floor plans. It’s comprised of two-storey townhomes and penthouse flats.

“There really hasn’t been anything in this price point in Altadore for many years,” says Ashley Buchanan, Brookfield’s business development manager. Flats starts is in the $295,000s and townhomes start in the low $500,000s. In both cases, prices are before tax.

Buchanan says Brookfield found a prized location for Altadore 36 and expects it will help attract wide-spread interest in the two-building project. It’s planned for a site at 16th Street and 36th Avenue S.W.

“One of the reasons that it really stands out is you get the benefit of living in a vibrant inner-city community,” Buchanan says. “There are so many parks, you’re five minutes from the best dog park in the city, you’re right off of 33rd Avenue, where there are restaurants, fabulous coffee shops opening up, new retailers opening up. It’s just a fabulous location.”

Townhomes have a dual master bedroom orientation and range from 1,150 to 1,430 square feet. One bedroom flats range from 562 to 750 square feet and the two bedroom options go from 1,080 to 1,260 square feet.

“Our actual floor plans are designed a little differently than other inner-city developments where the floor plans are long and narrow, ours are wide and shallow,” Buchanan says.

The units come with an impressive set of specifications, including wide-plank laminate hardwood, stone counters in the kitchens and bathrooms and nine-foot ceilings, says Buchanan. “They come completely loaded. There are no upgrades in this development,” she says. “Everything has already been upgraded.”

The townhomes and the larger flats come with two parking stalls in an underground secured parkade.

From the curb, Brookfield takes a modern approach to the architecture.

“They are very different from what we have done in the past,” Buchanan says. “Their location within Altadore really demanded an urban design in terms of context with the neighbourhood.

“We were very mindful of trying to stay true to a lot of the architecture of the surrounding homes,” she adds. “It’s very urban, flat roof, large windows. The buildings are entirely brick.”

Construction on Altadore 36 is expected to start early 2016. The project follows a commitment by Brookfield to development in Calgary’s inner-city that started in Bridgeland in 2013. And the company doesn’t plan on slowing down, says Buchanan.

“This is the first of many inner-city projects that we have planned to be launched over the next six months,” she says. “We definitely have plans to build urban developments in the city over the next few years.”

Minto bought this parcel along the lrt line in Sunnyside back in May. ~0.5acre, includes all those houses, not the apartment buildings on the north end of the block.

Yeah Minto bought the site. Not sure how serious Stonebriar ever was regarding developing a mid-rise.

The areas around Kensington will have a very European built form soon.
