Yes I wrote them back I think anyone who went to the presentation last year when they first unveiled it at Eau Claire market and signed up should have been contacted. Anyone else?

Parkside will add additional density, but Eau-Claire needs the market re-development as this will be the big hub for the area. Hope sales launch soon if the residential is all condo.

I do believe the first phase is the two medium-sized towers, both of which are condos and one of which is half hotel. They may be trying to sign a major luxury hotel tenant first. It would be awesome to have Ritz or Shangri La in Eau Claire and Fairmont in City Centre. I would my face off.

So was it confirmed that this project is on hold or not happening anymore?

They're going through a new land use redesignation.

Ah crap! What does that mean? Is it what the rumours on the Construction thread said? That basically it was a ploy to build a tall office and nothing else?

No, that's not a risk. They will only be able to commence office after a certain amount of residential is underway.

Looks like what I heard was just hearsay, glad to hear that this project still has life to it. Sorry for the misinformed post I made.

No it wasn't you. The reason I asked today was cause I had someone tell me the other day that they heard "the Eau Claire Market redevelopment was on hold" they heard from a friend of a friend so it might not even be true, but the fact is that it is going around. I wanted to know what the status was of the project and if any of it was true or just concept art.

Ohhh okay. I see. I posted something similar a month or so ago. I thought that may have been what you were referring to.

Eau Claire redevelopment stalls again as owner seeks more time to consult community stakeholders

Quote:
Harvard Developments was seeking a land-use re-designation and bylaw amendments to allow for more office space, remove a restriction on plus-15 walkways and approve the relocation of the historic smokestack to another spot on the site.

The application is scheduled to go before council Monday.

But the Regina-based developer now says it wants more time to “tidy up the wording” and meet with stakeholders and residents later this month before re-submitting its proposal by the end of the year.

“There are a number of things from the old bylaw that make it very challenging to be successful in building a very dense, vibrant mixed-use project,” said Rosanne Hill Blaisdell, managing director for Harvard Developments.

“We are attempting to try to make those amendments in order to see the project go forward and see it be successful,” Blaisdell said.

Calgary’s Planning Commission recommended in August that council refuse the proposed changes, citing concerns Harvard failed to ensure “a level of certainty … to mitigate the adverse impacts” on the community.

Why are they working with the old bylaw? Sounds like an excuse.

The new downtown zoning - Commercial Residential District (CR20-C20/R20) strongly favors all of the elements of this proposal.

Yes generally, but it does contravene +15 boundary policy, heritage policy related to moving smokestack, policy related to amount of office space in this location, and the shadow bylaw related specifically to the plaza. None of which are insurmountable, but have been challenging particularly with the way this applicant has handled things. There's also a bunch of hair related to the land transaction from the City to Harvard and passed deadlines for commencent of construction....

Damn it. Every year, all I want for Christmas is this project to get going! I really hope it turns around by the new year.

I doubt we'll see any progress until the next cycle for this site.

What's interesting to me is the existing Eau Claire Market probably could have made a go of it with all the residential coming on line around it, 20+ years ago there was no chance.
