One riverside looks absolutely massive in that render.

I can't believe I missed this magnificent thread.
I recall many long years back seeing a similar render posted on the walls inside of 30th Street Station.

It looks more like a concept than a proposal actually.
I like the various heights, giving the west side that 'Chicago' feel.

I've never been to the Windy City myself, but that's my interpretation of it.

University City / Powelton Village is ripe for development. Yeah it will be pretty cool to have almost like a mini loop feel with skyscrapers lining both sides of the river. In time due.

The time table for this master plan or vision is way to long. The impatient side of me wishes it could just rise all at once.

Folks, we've been waiting at least 15+ years for this development.
We have a right to be anxious to have this project begin immediately.
We've waited too long as it is.

Has anyone noticed that since the DNC is in town, all media attention is on Philadelphia?
It's sad how they draw more attention to the cheesesteak than the growing skyline.

Is anyone aware of the process for a project like this going foward? Now that the project has been announced and renderings are now public, do they need city council/funding approval as the next step?...just curious.

They'll approach each building individually as if its any other project. When they want to build the first tower they'll have to go through CDR, the zoning process, all that jazz.

As urbanthusiast said, they will likely go through the normal approval process. They'll probably get a new zoning overlay approved for the entire area, so that way they'll then only have to really go through CDR and the city planning commission for each building to get approvals.

The entire project will be done in phases.

Phase I
Schuylkill Yards - 8 towers
30th Street Station improvements
Bus Terminal
Cira II - 705 FT

Phase II
Arch and Race Street Pedestrian Bridges
3000 Cherry Street - 320 FT
3100 Cherry Street - 605 FT
3020 Race Street - 315 FT
3120 Race Street - 405 FT
4 other buildings under 12 floors tall

Phase III
Race Street Pedestrian Bridge to Center City
Schuylkill River West Banks
2928 Race Street - 670 FT

Phase IV
Powelton Ave bridge
Schuylkill Bluffs park Phase I
2929 Race Street - 590 FT
3101 Race Street - 225 FT
3100 Winter Street - 435 FT
3001 Winter Street - 375 FT
3100 Powelton Ave - 255 FT
9 other buildings under 12 floors tall

Phase V
Transit Terminal Tower - 1200 FT

Phase VI
Baring St Bridge
Drexel Park extension
Schuylkill Bluffs park Phase 2
Schuylkill Bluffs pedestrian Bridge
3001 Powelton Ave - 305 FT
3101 Powelton Ave - 380 FT
3000 Baring St - 570 FT
3100 Baring St - 330 FT
5 other buildings under 12 floors

Phase VII
3125 Baring St - 180 FT
3100 Hamilton St - 295 FT
3100 Spring Garden St - 210 FT
6 other buildings under 12 floors

The phasing is shown in the video of the project starting at 3:17 here:

We rent half the Bulletin building and aren't going anywhere until 2018 earliest.

Cheers,
G.

There is a separate Schuylkill Yards thread. You can go here for updates on the park and other SY projects:
http://forum.skyscraperpage.com/showthread.php?t=221324

The park and renovation of the Bulletin Building immediately west of the building are supposed to start within the next few months. Brandywine has also started seeking zoning approvals for the first two highrises along JFK Blvd. The first tower is supposed to start within a year - which means we'll likely see CDR submissions for that next year.

As for 30th Street Station District, renovations to 30th Street Station have already started. We'll probably see Cira II built first at 30th and JFK within the next 3-4 years. The bus terminal will probably come in that timeframe too. Most of the capping of the railyards won't happen until complete build out of the Schuylkill Yards project however.

Summer, why do you see Cira II being built in a 3-4 year time frame?

Demand? A building that size is going to need a Primary Tennant, that will take time.

^^^^

If we could get a Co$$$ demand mod and place it on the philly map file, we can get the demand to build all of this today! Either that, or add a small plaza and police kiosk to generate R$$$ which will lead to more Co$$$. I learned all of that from the Sim City School of Urban Planning. It'll work for Philly! Does so in NY. We'll actually, with NY, I think Deblasio uses cheat codes.

Amtrak seeking developer for former 'Cira II' site near 30th Street Station

Quote:
Amtrak is seeking a developer for a three-quarter acre site near 30th Street Station that Brandywine Realty Trust previously had in mind as the location of its so-called Cira II office tower.

Real-estate services firm Newmark Grubb Knight Frank has been engaged to issue a request for proposals for the long-term lease and development of the property at the corner of 30th Street and John F. Kennedy Boulevard, the rail operator said in a release Tuesday.
