Lots of park being built and/or upgraded in the vicinity of DT (midtown superblock, buffalo bayou, and Baldwin Park in midtown).

houston's EMANCIPATION PARK restoration / renovation project is going to be quite beautiful once completed. what a wonderful achievement for the city and community.

Metropark Square

Mac Haik Breaks Ground on Embassy Suites West

For all the stuff they are building in The Woodlands, it doesn't really connect or flow together.

Basically The Woodlands town center sort of feels more like a cluster of outdoor malls ad office park that have urbanesque architecture but still divided by 4-lane parkway roads and landscaping features. It's too bad the metro doesn't have anything like the suburban cities you see out east, where there is a traditional main street and high density development clustered in a truly walkable area.

Also at the end of the day The Woodlands is a quasi-private development and not a municipality.

Nobu, Fig & Olive to open in Houston's Galleria Mall

A Nobu representative confirmed in June that the restaurant planned to open in the Galleria, but few details were available at the time.

This is Nobu's first location in Houston and second in Texas. It will occupy a second-level, 10,000-square-foot space with private elevator access, according to the release. New York-based RKF brokered the transaction.

Fig & Olive, an upscale French Riviera restaurant, will open its first location in Texas. It plans to occupy a street-level spot in an approximately 7,000-square-foot space.

Nobu has locations in New York, California, Las Vegas, Florida and Hawaii, as well as a Dallas location. It also has several international locations. Fig & Olive has multiple locations in New York and California, as well as one each in Chicago and Washington, D.C.

Thankfully, the Saks-converted-Belk at Galleria Dallas still retains the same façade.

New hotel to rise near NRG Stadium, med center

A 182-key Residence Inn will break ground in the next six months at 7807 Kirby Dr., a Moody National Cos. representative told the Houston Business Journal. A completion date hasn't been finalized.

Moody hasn't selected a general contractor yet, but the company has narrowed it down to two or three contractors, the rep said. Costs associated with the buildout weren't disclosed, but a building permit indicates the hotel will cost $31.5 million. The hotel will be just a five-minute walk away from another Residence Inn at 7710 S. Main St.

Developer to demolish TMC hotel for possible mixed-use

A Houston-based hospitality developer plans to add retail, multifamily and a grocery component to the dense medical center submarket.

Moody National Cos. is building an 182-key Residence Inn hotel at an empty plot of land at 7807 Kirby Dr. that is just a one-minute walk away from another Residence Inn it also owns at 7710 S. Main St.

Moody National will demolish the Residence Inn on South Main once the new Residence Inn on Kirby Drive delivers, said Brett Moody, founder, CEO and chairman of Moody National. A mixed-use development will likely go on that plot of land, he said.
The new Residence Inn will break ground in the next six months, and should deliver 18 months later.

"We'll probably do a mixed-use development," Moody said, when asked what's next for the Residence Inn on South Main. "It’s up in the air, (but) we’ve been approached by a couple of grocery stores and multifamily developers. It would make a great site for mixed-use with a multifamily product there."

Moody didn't disclose which grocery and multifamily users have shown interest.

Generation Park Updates

New Construction & Development Still Needed in Key Areas of Houston, Like Generation Park

Though the Houston market has slowed dramatically, construction and development is still happening in places that need it. Generation Park, northeast of Houston, is one such place. With a $130M pipeline (including hotel and multifamily projects breaking ground in the next few months and a 75% pre-leased office building underway), McCord Development is learning how to build a city from scratch.

With strong demand in the area, the office building in the works is already 75% pre-leased. Stolt Neilsen will move its corporate HQ to a 6-acre tract in Redemption Square. The area is ripe for multifamily as well. There's only one Class-A asset in the entire submarket, and it only has 12 units. With 2,000 new FMC employees in the area, the fundamentals look good for leasing another couple of hundreds units. The details are still in the works, but Ryan tells us McCord will be breaking ground on a new multifamily development in the next six months.

The Smith Travel report shows there's not a hotel within five miles of Generation Park either. Surprise—McCord is jumping on that opportunity as well. A 147-room Courtyard Marriot is set to break ground soon with structured parking nearby.

To build up the submarket properly, McCord approached FMC to do a survey, asking what types of things the workers wanted in the area. Some of the results were surprising, like auto care and doggie daycare. To that end, McCord is also working on ground-floor retail and a multi-tenant fitness center. But wait, there's more! Lone Star College and San Jacinto College have inked deals at Generation Park. The projects are focused around Redemption Square, a mixed-use development on the doorstep of FMC Technologies. Once completed, Redemption Square will feature 1.5M SF of office, 650 hotel rooms, 800 residential units and 275k SF of retail.

Lone Star College to break ground in massive mixed-use development

Update on the Post Office site, which will be used for December's Day for Night Music event. Afterwards 401 Franklin will continue to be used as event space in the short term.

Developer has mega mixed-use plans for defunct downtown post office, call it Post HTX

Since the post office closed its doors, several avant-garde music and art groups, such as Cirque Noir, have used the raw space for events, but there's a lot more to come courtesy of Lovett Commercial.

The Houston-based developer has begun renovating the architectural landmark, slotted for a mixed-used complex called Post HTX with a new private event space, plus residential, office, retail, and restaurant spaces.

“Post HTX is our vision as the next centerpiece for interaction and communication in the heart of our city,” Frank Liu, Jr. with Lovett Commercial tells CultureMap. “With the decline of our reliance on the postage system, Post HTX is a new vision of human interaction and a transformative means of communication for the 21st century and the digital age.”

With the goal of keeping the majority of the existing building in tact, Lovett Commercial has commenced work on phase one of the massive undertaking. In collaboration with local interior designers Jawda and Jawda, the first floor of the building is being converted into a 150,000 square-foot event center set to open in early 2017.

The space will be a blank canvas in an industrial chic setting, easily transformable from an elegant setting to a casual soirée venue.

Phase two of the project, which includes architectural modifications to the structure, will roll out in several stages over the course of the next five to eight years.

"We want to showcase Houston in a new light by working with architects and designers around the world who are on the cutting edge of innovative ideas of how cities will function in the 21st century,” says Liu, Jr.

Turns out that is not the newest design for Ivy Lofts. The Developer has selected a new architect and the latest renderings will be revealed next month. Really dig the wood-paneled facade but hopefully the new look is just as good.
