ames McCullar Architecture will be responsible for the design. McCullar also worked on SUS’s last project, a seven-story mix of supportive and affordable housing on Third Avenue in Morrisania. The 51-unit development was built using modular construction, with apartments assembled by Capsys at the Brooklyn Navy Yard. Capsys is closing up shop this month after 20 years at the Navy Yard, and 1434 Undercliff Avenue will be built with typical block-and-plank construction.

The development would have 75 apartments, which will break down into 65 studios and nine two-bedrooms, plus the super’s apartment. They’ll be spread across 49,143 square feet, for average, 655-square-foot units.

Construction is scheduled to begin in June and finish sometime in 2018.

The apartments will have full-floor configurations, and condominiums must be in the works. Amenities include private residential storage, storage for six bikes, and a fitness center. Midtown South-based Kossar + Garry Architects is the architect of record and will likely be designing the building. The 20-foot-wide, 1,960-square-foot site is currently occupied by a two-story building. Demolition permits were filed in December to knock it down.

The NoMad-based family office led by Gary and David Feldman is planning a 10- or 11-story mixed-use building with residential condominium units and a 25,000-square-foot retail component. The firm is yet to file plans with the New York state attorney general’s office.

The site at 22-43 Jackson Avenue is home to a one-story, 6,400-square-foot building and offers about 76,000 buildable square feet, property records show. The seller, a local affiliate of the International Brotherhood of Teamsters labor union, owned and occupied the property as the headquarters of the local 808 pension and health fund union for more than 20 years, records show.

The deal is expected to close for about $330 per buildable square foot.

Within Downtown Brooklyn‘s detached island of urbanity between the Manhattan Bridge on-ramp and the Brooklyn-Queens Expressway, local architecture firm StudiosC has designed a modestly scaled, ground-up condominium at the corner of Bridge and Nassau Streets. Re-approved plans filed by the architect of record Karl Fischer detail an eight-story building with 12,000 square feet of gross floor area.

StudiosC’s project page says the building is envisioned as a statement to express its verticality and connect to its surrounding context seamlessly. It will present a modern facade of grey brick, light colored mortar joints, protruding corner windows, and two lines of juliet balconies. Inside will be nine condos crafted with a simple concept of what a luxury apartment can be. Homes will boast open layouts, large windows, wood floors, and windowed bathrooms with marble finishes. Construction of 187 Bridge is well underway with two stories remaining to frame out. Occupancy is slated for late 2016.

Ackman partnered with Georgetown and investment firm Main Street Advisors at 787 11th Avenue, which is located between West 54th and West 55th streets and currently houses auto dealerships Jaguar Land Rover Manhattan, Infiniti of Manhattan and Nissan of Manhattan.

The partners shelled out $255.5 million to acquire the building from Ford Motor Co. last year and are investing another $100 million in an extensive renovation, led by noted architect Rafael Vinoly. The project will transform the floors above the dealerships into upscale offices, according to the Wall Street Journal.

Ackman’s hedge fund, Pershing Square Capital Management, is set to occupy a two-story glass penthouse addition atop the property – complete with a wraparound terrace — once work is completed near the end of 2017. There will also be a 12,000-square-foot rooftop deck available to tenants atop the penthouse addition.

The developers are asking rents in the mid-$70s per square foot at the property.

Curbcut Urban Partners LLC and Platinum Realty Associates have unveiled renderings for a nine-story, mixed-use building at 38-01 Queens Blvd., a site that sits on the border of the Long Island City and Sunnyside neighborhoods.

As nonprofit, arts and other public-sector organizations have begun migrating to the outer boroughs in search of affordable space, Curbcut saw an opportunity to fill that need, said David Lebenstein, executive managing director at real estate services firm Cushman & Wakefield, which is the leasing agent for the property.

The 146,000-square-foot building will have some general office and retail space, but zoning rules require a large amount of the property be developed for community-service uses.

Its design caters to these types of tenants with features such as multiple separate lobbies, entrances and elevators, said Aaron Malinsky, Curbcut’s chief executive.

The building also will have a rooftop deck and outdoor terraces. Large glass show windows face the elevated 7 subway line. The project’s estimated cost, including the acquisition and cleaning of the site, is more than $65 million, Mr. Malinsky said. Space in the building will be available to lease or purchase as commercial condominiums.

The design, from T.F. Cusanelli & Filletti Architects, has many of the neo-Classical design touches we’ve come to expect from new construction in Astoria. The top three floors are set back from the rest of the building, and the cornices are surprisingly pronounced and detailed for a new building. It’s hard to say how it will fit in with the rest of the block, which is lined with aging wood frame houses and low-slung industrial buildings.
