$60 million living oyster reef aimed at reducing waves on Staten Island's South Shore

As the region looks to become more resilient in the face of future storms like Hurricane Sandy, in Staten Island, planners are looking to the borough's past to do so - with a $60 million living reef off the shore of Tottenville harkening back to the borough's oyster farming days.

A living breakwater project designed by SCAPE Landscape Architects was among the winning projects for the Department of Housing and Urban Development's Rebuild by Design contest, and the state will receive $60 million from HUD to implement it along the South Shore coast.

"The proposal is going to create a living breakwater that will reduce wave action and erosion and lower risk from heavy storms," HUD Secretary Shaun Donovan said. "It also includes a plan to engage the local schools to help build resilience awareness in the community."

Kate Orff, principal at SCAPE, called their win a "big win for Staten Island."

"The living breakwaters project is really part of this layered approach that was a key aspect of all the community-led design -- it was part of the New York Rising efforts, so we're excited to get this facet funded," Ms. Orff said. "And I think, in close collaboration with all the things that are happening on shore, the breakwaters can make a big difference."

Lester Apartment Building (12 Floors):

On the left is a building the City will lease to the National Lighthouse Museum, which targets an opening of Aug. 7, the 225th anniversary of George Washington's signature on the Lighthouses Act of 1789, which moved lighthouses from state to federal jurisdiction. This site was the US Lighthouse Services General Depot in the mid-1800s. The NYCEDC may put out an RFP soon on the center building, Lester tells us, and the building on the right is one of those that Lester's fixing up. It's in the green space between and behind these three that Triangle Equities will raise a luxury hotel, likely with a rooftop pool and lounge, which Lester believes will be only the second full-service flagged hotel on Staten Island.

After 40 years, the Nativity Mission School that once sat at 204 Forsyth Street has been completely razed, and the site will soon see an 7-story condo building. BuzzBuzz Home recently stopped by the site, where a pile of rubble and a few sad, net-less basketball hoops are all that remain of the former middle school (which relocated). Permits for the new building, to be designed by Z Architecture, were approved in January, but construction has yet to begin.

Bronx River Art Center Renovation:

The 100-year-old Bronx River Art Center building at 1087 East Tremont Avenue is officially undergoing a massive renovation, kicked-off by a June 26th groundbreaking ceremony. The renovation will bring classrooms, studio spaces, a state of the art computer lab and a ground floor art gallery to the 18,000-square-foot building. The design by Sage and Coombe Architects and Tatfoo Tan studios is partly funded via a $10 million grant from the city. The project is expected to be complete in 2016.

Vice Media grows in Brooklyn

"New York is the media and entertainment capital of the world, and it serves the perfect location for the global headquarters of a fast-growing multimedia company like Vice,” said Kenneth Adams, Empire State Development president, in a statement.

Vice moved to Brooklyn in 1999 and has become one of the area’s largest employers. The company said that before deciding on an expansion at its Brooklyn office, it considered adding 300 new employees at its facility in Los Angeles.

One report recently noted that Vice will be forced out of its building at 90 N. 11 Street to make way for a 12-story, 100,000-square-foot retail and office building on the block.

Last month, Time Warner Cable was reportedly in talks to buy a big stake in Vice Media. One road block was whether Time Warner could buy out a 5% stake in Vice from 21st Century Fox, which bought its share of the digital company in 2013 for $70 million. That deal valued Vice at $1.4 billion.

Milan developer Est4te Four has acquired its fourth development site in Red Hook, in addition to the 1 million square feet in industrial properties it already owns in the Brooklyn neighborhood.

The developer, led by Stefano Marciano, bought a parking lot at 62 Ferris Street and a parcel at 219 Sullivan Street, with an initial down payment of $1.6 million. The deal is expected to close January 2015.

Elsewhere in the neighborhood, the developer is in the process of adding affordable studios and apartments to the former New York Dock Building at 162 Imlay Street, as previously reported. Douglas Elliman is marketing those units.

Passive House Condos on Columbia Street Look Ready for Occupants

Ellis Island gets rehabbed for public tours

255 columbia street is gross. Please leave wood buildings to towns stuck in the 1800s please. Now that would be an appropriate place to put a building of this kind -- not here in New York City.

^Nice colors but not really fond of the broken in pieces look.

Also there is a very nice 5 story structure according to YIMBY. Just stunning and absolutely gorgeous for a low-rise structure.

ASH NYC's Bushwick Development Will Look Like This
