But given how Railyard brochure was really marketing a vertical urban campus with live/work component, then this filing seems to indicate something. And it may not be spec. Just like the Oracle process played out, they may have found someone. ~ 900K SF of office space is surely enough for an HQ or satellite HQ, with the types of tech company pay you’d expect to support that amount of rentals and condos. Basically if they build it, they will come approach with that coinciding residential building. Not everyone may want to live in such an integrated office/residential campus (even if vertical and not like Oracle) BUT tech people are used to this general idea. If a lot of employees are being relocated, having supply right next door to accommodate them makes sense. But if it fits with the rumors, will involve a lot of new hires too. Maybe this is Microsoft or Salesforce. This is a BIG development to build without some pre-leasing in mind. Although, I don’t think 6 X Guad has necessarily named any anchor tenant, but they could easily have one behind the scenes.
Friday is typically a news dump day. Doubt such a big announcement would be made today. Maybe the INFO is good, just timing slightly delayed.
