So I noticed that the Watermark has submitted for a new planning request. It's listed under pending entitlements/ approval under the Tempe Development Tracker. Any word on what's going on? Is it for the second office tower? The hotel and garage expansion? The apartment tower proposed on the far western lot? All of them? lol

I stand corrected...it's for an addition of a 2-story lounge. I am assuming it's for one of the new hospitality projects for one of the vacant spaces on the ground floor?

Looks like a proposal was submitted for the City owned lot at Price and the 101....it looks like it's going to be 123 units and 70' tall. Remember this will be across the street from the park n ride but it will not be the entire vacant plot.

Looks like the under utilized office building at 2750 S Priest Dr will get new life as a new mixed-user.....early stats show 584 units and a height of 65'!

Kind of unfortunate...but the last phase of the Freedom Financial buildings seem like it wont happen. However the developer is proposing an apartment development 390 units at 91' tall. Kinda wish that lot would've been kept for offices but with all the competition from Novus/ Rio Salado corridor this seems like a no brainer.

So looks like The Watermark is requesting to add an additional two stories to that one story restaurant building that is vacant facing Scottsdale Rd so essentially a 3 story restaurant/ club tentatively titled the Terrace. Looks very cool in the renderings. All cladded in glass. Will give a cool experience to that part of Scottsdale Rd... especially at night. A nice entrance to the rest of the Watermark.

Do we have any additional updates/renderings regarding the planned 789 Novus Hotel project? (789 S Packard Drive).

It's currently "In Review for Planning Entitlements" phase.

The fate of a massive $1.8 billion development on Tempe Town Lake may soon be decided at the ballot box, after an Arizona Court of Appeals panel ruled Thursday that Tempe can't block voters from weighing in on the long-planned project.

The ruling was a setback to city officials who have resisted sending the deal to residents for nearly a year.

The project, called South Pier at Tempe Town Lake, is located on Vista Del Lago Drive near the lake’s south bank. It’s currently an empty plot of city-owned land that developers hope to transform into a “resort-inspired” community with apartments, stores and restaurants.

Shortly after the city council approved the deal in March, a citizens' group collected thousands of signatures in an effort to send the project to voters. Those who led the push said the lack of on-site affordable housing was a dealbreaker, especially given the eight-year property tax break the developers were slated to receive.

“A major thing about it was the lack of affordable housing included in the project,” said Joshua Wells of Central Arizonans for a Sustainable Economy (CASE). “We (also) didn't feel like there was enough community engagement with it before the City Council voted.”

Tempe rejected CASE’s petition, saying that the development deal is an “administrative” issue rather than a “legislative” one that can be referred to voters. That logic was shot down by a Maricopa County Superior Court judge, who ruled that the deal qualified as a new city policy, not just the implementation of existing rules.

But Tempe was able to keep the deal off the ballot due to a technicality. The judge also decided CASE's signature form wasn't organized properly because it flipped the order of two key sections.

Both sides appealed their respective losses last year and the project has been in limbo ever since, but Thursday's ruling could unjam that process.

A panel of judges in the court of appeals decided that CASE's signature form was OK because it contained all of the required information, reversing Tempe's previous victory. The appellate judges also confirmed that the development deal is eligible for the ballot.

Tempe could still appeal that ruling to the Arizona Supreme Court, however. That would likely delay both the project and the referendum for many more months, meaning the legal battle might be far from over.

But absent such an appeal, there may still be enough time to put the deal on the ballot this year. That would make South Pier the second major Town Lake project to be sent to voters in 2023, given that Tempe already called an election on May 16 to decide the fate of the Arizona Coyotes deal ― a move made, in part, because of the South Pier debacle.

Tempe officials did not comment on the possibility of appealing Thursday's ruling or about whether South Pier may show up on May's ticket alongside the Coyotes deal.

City spokesperson Kris Baxter-Ging told The Arizona Republic that, "the City of Tempe has received the Court of Appeals opinion and is evaluating next steps."

So it sounds like Tempe voters may disapprove South Pier, but approve the Coyotes arena? Is that the general conventional wisdom?

The disdain is due to the 8 year GPLET that South Pier would receive and not give back to the community by having workforce housing included. I get the argument. The Coyotes are pretty much paying for everything themselves and not asking for a tax break.

As I had understood it the South Pier Developer is more then willing to give back to the community in a fund or something for workforce housing they just don't want it on the Pier Site. I see their argument. If the workforce housing is going to drag down their ability to sell or rent their spaces at the rate they need to make this profitable but are willing to pay for workforce housing some where else in the City of Tempe why shouldn't they be able to do that? I would definitely appeal that to the AZ Supreme Court.

This shady group that brought up the lawsuit needs to be exposed including their donors. They seem to be an unreasonable out of state group with a nefarious intent....

Arizona Republic mentions that Omni Tempe is scheduled to open in April 2023.

The Omni site is open for booking and when i just checked the bookings are available from April 28, 2023.
