Noticed that there is some serious excavating going on at the site of the proposed Sandman Signature Hotel location on Kenmount Road. Has anyone seen a render or any kind of design for this hotel yet? Here is link to a recent opening of a Sandman Hotel in Kamloops BC. Not expecting it to be as big as this but this might give an idea of how the St. John's location may look.
In the Council background info there's lots of mention that the submitted plans weren't done by a local architect, as required, but rather done off-shore. They'll need to do something about that before it gets any further within City Hall.
Howcome this new application looks nothing like what is on the sign on the site? The proposal looks beautiful on that one and there is seemingly no 6-story portion. I’m a little suspect of the Phase 1 / Phase 2 approach. The Phase 1 box is cheap and easy to build but if it doesn’t sell in a reasonable period, what are the chances that Phase 2 will be build. We could be stuck with a half empty lot for another 5 years.
As for the City requesting enhancements to the design, I don’t see that having much of an effect, it will probably still be a bland box

It's possible that the high quality renderings for marketing purposes came later. Generally an application will go to the city, and spend multiple months moving through the internal approval process. In that time, if the developer was smart, they were likely refining lots of things, including their renderings. Hopefully the renderings on the sign are more reflective of the final result than the image the city has. The image in the development application looks like a fairly early mock-up.

A tender for site preparation is expected to be awarded next month and construction is scheduled to begin later this year.
An amendment to the St. John's Development Regulations is being proposed to allow parking lots of unlimited size. According to the memorandum:

Section 9.1.1 General Parking Requirements sets the parking requirements that apply to all uses permitted under the Regulations. The parking requirements (ie: number of parking spaces) and the subsequent size of the parking lot vary depending on the use. However, Section 7.13.1 Parking Lot subsection (a) states that parking areas shall be on a lot having an area of not more than 0.5 hectares.
Are you sure? I don't know if it is the fire hall for sure but I do remember a sign. I don't believe it was JUST the one on the existing fire hall. I'd hate to think that's how my mind works.
