Update - A New Mixed-Use Mass Timber Tower Project For The Sugar House District

...Harbor Bay Ventures of Chicago known for its focus on mass timber structures has submitted an application to the city last week asking to rezone its property located at 1095 E. 2100 South from Sugar House Business District to something it calls the Sugar House Business District – Sustainability District.

The proposed rezone would increase the maximum building height in the area from 105 feet to as much as 305 feet under certain conditions. One of the documents it submitted, available as a public record, indicates that the developer may build a high-rise tower on the 1.22-acre Sugar House property if the rezone requestion is approved by the city...

Edit: Latest information from a public meeting puts the Mixed-Use Tower development at approximately 20 stories and just under 250 ft.








Current Site: Parcel has been purchased and Wells Fargo to be demoed.

That would make it the tallest building outside of downtown, no? Are there any temples higher than that outside of downtown?

Yeah it would, the current tallest outside of downtown is the IHC hospital tower in Murray at around 220ft

Interesting question Colemonkee. I had no idea of the height of the many different L.D.S. Temples so I googled some of what I thought might be the tallest. In Utah, it would seem that the Jordan River Temple is the tallest at 219 ft, and downtown's historic Temple is 210(they measure up to the feet of the Angel Moroni Statue). The Los Angeles L.D.S. Temple on Santa Monica Blvd. is 257, and apparently, the tallest Temple in the L.D.S. Church is the Washington D.C. Temple at 288 ft.

The garage would help to consolidate parking for what will be a rapid onslaught of housing and office space in the area, said representatives for Q Factor, the development group whose owners jumpstarted development in what is now a popular Denver neighborhood and relocated to Salt Lake City to do the same in the Granary District...



... A planned apartment building north of the incoming parking garage would feature over 200 units targeting rents attainable by people making 60-80% median income (or single people making $39,000-$50,000 annually).

Residents in that building and in a future market-rate apartment building southwest of the parking structure and fronting 500 West and 700 South would partially use stalls in the structures.

Q Factor, which said it prioritizes adaptive reuse for the industrial Granary District, has completed the major development called Industry SLC (the same name as the catalytic project in Denver’s RiNo neighborhood).

The office building is expected to have over 1,200 people each day, plus visitors. A planned apartment building north of the incoming parking garage would feature over 200 units targeting rents attainable by people making 60-80% median income (or single people making $39,000-$50,000 annually).

Residents in that building and in a future market-rate apartment building southwest of the parking structure and fronting 500 West and 700 South would partially use stalls in the structures, said Jason Winkler, who co-owns Q Factor alongside his wife, Ellen, the firm’s design leader.

Most notably directly to the east of the parking structure is some retail and a climbing gym...In addition there will be other users in addition to us that will make use of the parking structure...

A new facility to house the Sorenson Impact Center and the Business Health and Prosperity Center builds on the commitment of the David Eccles School of Business to provide experiential learning to its students and to impact the global science enterprise community. The Impact & Prosperity Epicenter will be a new multidisciplinary hub for social impact, community engagement, and enterprise, empowering social entrepreneurs and organizations.

The building will provide housing for an international population of students participating in the center’s programs with up to 775 beds in individual room and apartment configurations. Residents will range from undergraduate and graduate students to leaders of NGOs who will come to the building for training. Living and learning will unite to form an organic social network that opens new ways of communicating and sharing developed around an assembly of spaces, nonhierarchical by design, to nurture a culture of local and global impact. There will be 90+ parking stalls to the north of the building and the project will achieve LEED Silver or above.

Eastern Bench, University of Utah - Spencer Fox Eccles School Of Medicine - Under Construction


The University of Utah broke ground in October 2022 on the new state-of-the-art home for the Spencer Fox Eccles School of Medicine. The new 185,000-square-foot building will become the hub of the university’s nationally recognized health sciences campus. The facilities will accelerate the school’s ability to provide the highest quality medical education, advanced research, and patient care. The $185 million facility has been made possible, in part, by funds from a landmark gift of $110 million from the George S. and Dolores Doré Eccles Foundation and the Nora Eccles Treadwell Foundation. The gift provides support not only for the building but also for medical education programs and cardiovascular research.

University of Utah Health is the only academic medical center in the Mountain West, providing patient care for nearly 10% of the geographic area of the continental United States. The construction of the medical education building is expected to drive the most critical evolution in the medical school’s history and be used across three primary areas: education, research, and clinical care.

East Bench Update, University of Utah - Phase II Of The Crocker Science Center
"The William Stewart Building for Applied Sciences" - Under Construction



...The project will restore and renovate the historic William Stewart building and construct an addition to the building on the west side, adjacent to University Street.

This project is important to the University and will provide new and updated space to serve the University of Utah’s educational and research mission. It will serve as the new home for the Departments of Physics & Astronomy and Atmospheric Sciences, focusing on aerospace, semiconductor technology, biotechnology, data science, hazardous weather forecasting, and air quality. Together, the two departments teach more than 5,600 students. See why the University of Utah College of Science is so excited about launching this project: New construction will provide a 56 percent increase in experimental and computer lab capacity. There will be 40,700 square feet of renovated space in the historic Stewart Building and a 100,00 square foot new addition.


The project will preserve and restore the historic character of the William Stewart Building while introducing a modern yet complementary design for the new addition. The new building’s exterior finishes will resemble the latest addition to the Crocker Science building next door.

Tree protection plans are in place, and the project team has taken steps to ensure the safety and preservation of Cottams’s Gulch, which will remain open and accessible during construction. In addition, the project team is working with Simmons Pioneer Memorial Theater leadership to ensure construction does not affect theater activities.

SALT LAKE CITY — Plans are moving forward to build a new state history museum and increase security on Capitol Hill.

The Capitol Preservation Board and architects are finishing designs for the new Museum of Utah, a multi-million dollar facility to replace the old State Office Building and data center that sit north of the Capitol building itself. Demolition will start this summer of 2022.

The design, which will closely mirror the existing Capitol, will also include an area for tour buses to come in and a large landscaped plaza for people to enjoy

Spencer Cox has requested that $85 million go toward the North Capitol project, with another $7 million in ongoing funds, according to his 2023 budget. As of Monday, SB6, the legislative bill that covers all sorts of infrastructure and general government spending, lists $68 million toward the project.

It's unclear whether the proposed funds in SB6 would complete the remaining cost of the project.

There are also economic variables that can change the total cost of the project.

"Of course, we are concerned with the continued escalation of the construction market due to labor and material shortages," Russell added, in an email to KSL.com.

Still, the new building is now projected to open in either late 2025 or early 2026 — about 12 to 18 months later than originally anticipated because of earthquake mitigation work that is expected to lengthen the project timeline, Ortiz said.

The delay, however, puts the building right on track to open just in time for a major nationwide celebration...

Central Metro Update - The Point Redevelopment Project Announces Phase One Plans.

The Point of the Mountain State Land Authority (POMSLA) held a ceremonial signing with developers on Monday November 27 at the Clearlink Headquarters in Draper. The ceremonial signing signifies the start of a $2.3 billion investment into the 600-acre former Utah State Prison site.

On Monday, the POMSLA released the phase one plan which encompasses approximately 100 acres of the property and will include:

• 416,000 square feet of retail and event space

• 3,300 multi-family units (about 412 will be affordable units for tenants earning 80% of the area median income)

• 540 hotel rooms

• 60,000 square foot event center (2,000 seating capacity)

• 16.2 acres of green space and trails









The developers will have 1,000 vested residential units to start the project but will need to meet development triggers to continue. Those triggers include:

• Prior to development of the 1,001st multi-family unit, the developer must have

-At least 325,000 gross square feet of office space

-At least 80,000 gross square feet of retail space, provided that only 25,000 gross square feet of ​use is devoted to a single grocer or discount retailer

-At least 75 affordable housing units for households earning under eighty percent of the ​area median income.

• Prior to development of the 2,301st multi-family unit, the developer must have

-At least 1,025,000 gross square feet of office use

-At least 250,000 gross square feet of retail, provided that only 125,000 gross square feet of use ​is devoted to a single grocer or discount retailer

...The old city hall, once the historic Arlington School, is located at 5025 S. State Street. After many rounds of community engagement on what to do with the site, the city finally determined to choose the proposal made by Triumph.

The proposal, named Murray Theater Plaza, includes 180,000 sqft of medical office space, space for two restaurants, about 99 condos, and townhomes, all owner-occupied, and central plazas that bring it all together with seating-flexible open space and outdoor entertainment areas.

As the need for for-sale housing grows in Salt Lake, more builders are bringing forward small-scale townhome developments to help increase housing in more places around the city. NorthStar is looking to do so with a new proposal located in the heart of Sugar House.

... Called “The Noah,” would take a vacant lot and an underutilized nine-stall parking lot located at 2162 S. Lake St. to build a one-building, four-unit townhome complex...

...The Noah would all have private back patios and share a parking lot located at the front to maximize space and access for the units. The outer units would be 3-bed 2.5-bath with around 1,900 sqft. The inner units would be 4-bed 3.5-bath with about 2,315 sqft.

All units are planned to be three stories tall to match other nearby multifamily and townhome developments to the south along the S-line and would have top-floor master suites with covered balconies at the front...
