It's weird someone was selling "453, 461, 469, 477 E10th Ave &
2536, 2540 Guelph St, Vancouver" as a 6 lot assembly in 2022.

Ya 250 feet of frontage is pretty excessive for only, at the time 5.5 FSR.

Actually Colliers had a newer listing minus two lots. Seems like they'll be the only tower on this block.

1424-1448 West Broadway are both on sale again (old Joeys) Previously sold for $14.3 and $19.8 million in 2014/2016.

one of the new buildings on east Broadway just west of Nanaimo looks like units are being lived in.

Two blocks on Nanaimo just south of Broadway have been recently cleared, all the houses etc gone.

Proposals though are only worth their weight in paper.

Units being built are what matter.

And the majority of them likely not or another few years to break ground, unfortunately. If Public Hearings are removed that could speed things up. I heard some won't have a Hearing until 2025, for those that applied already.


The old MEC site already received their Rezoning Conditions Letter so that's a good sign.

The Broadway Corridor is going way above the 50 000 new residents projection put forth by the City. At the beginning of the thread I used the dt peninsula as a comparable growth model. We will easily add 90 000 people in the next 25 years.

Public hearings will be done with, soon though for City of Vancouver, I thought? I know it was on a slightly different timeline than other cities because of the Vancouver Charter

I think the Bill to change the Charter is still in 1st reading at the Ledg.

Bill 18 – Vancouver Charter Amendment Act (No. 2)

EDIT: The Ledge. schedule says Royal Assent April 25... so I dunno. Sounds like the City-wide OCP needs to be in place first.

As far as I'm aware the provincial legislation in place and public hearings are a thing of the past. Surrey has dropped them entirely but who knows if Vancouver is dragging things out a little longer because of the Vancouver Charter.
