I wish that there was a bit more retail here, but I'm so excited for this project. The existing use is about as out of character as you can find while the proposed use will add incredible life to the neighborhood.

I think it's a product of when the presentation was made. THere are other projects on there that are no longer relavant. I was actually geek enough to walk thru the entire presentation!

That's pretty cool. In the side by side images showing downtown from 1994, check out the Chase Bank Tower. They were replacing the gold glass. You can zoom in. West Campus looks way different in that photo. Look how much greenery there was compared to now.

Where exactly will north shore lofts go? I know its in the Rainey district, but not sure of actual site.

The address is 16 North IH-35. It's going to be just south of the two Holiday Inn hotels on I-35 just north of the river. Those two hotels are located at 20 North IH-35. There's a vacant grassy lot with a few trees that fronts East Avenue and the access road of I-35. It'll go there.

If you are asking about the images that include all of Downtown and the builidngs along i-35:
They are just that: Massings Potential.
To answer your question: The context: only intended to show potential development if I-35 were to be capped. In theory it would allow more development in the central core. Where we had frontage roads, we could put property back on the tax role and develop.

To explain massing for other folks: The rendering is about communicating a concept. It is not intended to be true architectural suggestions….only "Massing" potential. Where volume could be considered on land that can not be built on at the moment. You will often see the same treatment in early development of a building. A seeminly bland box that is just an exploration of how much space a building can take up. Same idea here. Gives folks who do not "See" for a living ( in this case more than likely politicians….) to help them envision potential.
So, I would in no way invest time in considering any specfic building or location in these images, only consider the potential IF I-35 were to be capped. !

Yep. Just an idea of how it could look after capping. Combine it with point towers and we could see some nice, tall buildings rise up along Waller Creek and I-35.

They should have used Capitol domes for those placeholders. The general public isn't always savvy enough to realize these are just placeholders and might possibly freak out of the mediocre look of them.

I believe that may be the CVS site. It's currently entitled to go 150', and the location is pretty choice, so we may see something great here yet.

I haven't seen anybody post about it yet but, as expected, the city approved the resolution regarding encouraging construction of point towers.

I'm digging through the transcripts to find more info but I heard about it on the radio today.
