“The Commission approves One Chicago Square at 740 N. State, which will be Chicago's sixth tallest building upon completion.The $500 million project has two towers, the taller of which will be 1,011 feet and 76 stories.”

“To achieve that density, the developer is paying $13.2 million into the Neighborhood Opportunity Bonus system. More than $10.5 million of those funds will support retail growth in under-served neighborhoods, and $1.32 million will support improvements at the nearby Seneca Park.”

“The entire structure will include up to 869 residential units. The developer will fulfill a 22 unit on-site affordable requirement across the street at Lawson House. An additional $11.37 million will be paid into the affordable housing fund, the largest ever such payment.”

“The developer has committed to hiring 26% minority-owned and 6% women-owned firms, and has committed that 50% of its construction workers will be Chicago residents. The project will create between 1,500 and 2,000 construction jobs.”

That second tower looks a whole lot better with the added height a couple of added setbacks and some better detailing.

it sure does. looking at the before and afters, i get the sense that the 2nd tower wasn't fully ready for prime time when the project was first made public back in october.

the extra setbacks really make the composition of the whole project hold together much better.

BTW... the 1,012’ doesn’t include the mechanical screening.

interesting. scaling the rendering, the mechanical screening comes out to ~34', which would take this one up to ~1,046', putting it SOLIDLY in supertall territory.

Very exciting news on this great looking supertall development!

Just had a job interview two days ago for a potential return to Chicago after 8.5 years away, so perhaps I'll be able to watch this rise in person!

Same thing for the shorter building, 654' doesn't include the mechanical screen.

^ thanks. i scaled the mechanical screen on the shorter tower and came up with ~36'.

that would take the shorter tower to ~690'.

This is exciting! Its starting to feel like the mid 00's boom all over again!

I really hope that all these newly approved projects break ground/rise/top out before we get any economic hiccups... we definitely don't want to have a repeat of Waterview

January 18, 2018 PLAN COMMISSION

-4 levels of below grade parking

-$11.375Million for Neighborhood Opportunity Fund

-Looking at Lend Lease and Power as GC

-Late October or Early November groundbreaking?

-1 year of work under ground.

-Core and shell of both buildings done in 36 months with total completion in 42 months
