Not just Memphia. Outside of the top most expensive cities with mandatory Starchitects like NYC, Wash DC, San Francisco, LA, Chicago and Miami, you're average mid sized non-coastal city from Pittsburgh to Memphis, to Indianapolis, to Tulsa etc propose one "skyline changing" rendering which then devolves 1st of 2nd or more times due to developer "Value Engineering" , aka cost cutting manuevers until it's plain box.

One Beale is even closer to becoming a reality! This is a huge step for Memphis. Maybe we can finally have a new "tallest building." If built, One Beale will be the tallest building to be built in Memphis since 1965; that was almost 50 years ago. If this building is built, I see even more skyscraper proposals for Memphis.

I'm looking forward to seeing something materialize here. I don't see One Beale spurring any future high rise development, but it should bring a bit more attention to South Main and the westernmost portion of Beale. I'm a bit concerned about financing, but I don't think there's a threat to the project overall, just height and scale.

I'm definitely not going to complain for an all glass tower to bring the skyline back to 2015. The tallest tower right now is from the 60s and is showing it's age. I like the design, much better than the first one with the ugly hourglass shape.

I don't know what it was about the old one...I think the hourglass shape could have been played out better. Maybe it's the orange at the base that throws it all off for me...

How is it at street level? I hope it actually contributes to the fabric of the surrounding neighborhood rather than fencing itself off into isolation like a prison like that horrific Horizon Tower development.

I'm not for sure if they've released renderings showing anything at street level in detail, but I think at least at one point ground (and maybe second) level retail in the form of restaurants was the plan, so I assume it would be pretty good. Golden opportunity to charge fairly high rents for restaurants or retail right there on Beale near the Orpheum and at the door to South Main. Let's hope so anyways.

The former Horizon project certainly looks disconnected from the ground as it sits behind the garage and gates; however, for the neighborhood its in, and leaning against some major highway/street corridors, it isn't entirely a loss. They can certainly reconnect the ground with the environment later on if the area becomes more pedestrian oriented.

WMC-TV did an interview with a representative of the developer who says construction on Phase 1 (likely the 30+ story apartment tower) should begin in June of this year with a completion date in December 2018.
