I think GenWhy noted that all the developers are piling in to reserve their 'spot' to make sure that their part of the block is the one that can be developed (as there are limits on the number of towers per block).

I wonder if that means some of the projects will sit longer before they're redeveloped? A lot of the sites have existing apartment buildings generating income, so those developers aren't forced into developing straight away.

Between the projects on 'Shape Your City' and the City's Inquiry database there are already around 6,000 apartments in 30 towers, over 95% of them rental, and there are at least 15 more sites on the market or bought by developers. I'm guessing there might be enough potential to see development well into the next decade too.

That is true that a good portion of these (not the ones so far but in total) are just securing their sites for a tower to reserve development for a later date - mind you once the Rezoning is completed that's still another year or maybe 2 before construction begins and you'd need financing. I think what a lot of "tire kickers" don't realize is the tenant compensation is triggered once rezoning is officially applied for and all the baggage and costs that come along with that. Definitely not a perfect system.

Some of these will do through right away and it wouldn't be a shock to see 10-15 proceed immediately on schedule - which is still a huge amount.

The developer of 1960 W 7th is part of the Graham Group. And they are also behind 2175 West 7th Avenue.

Quadreal's rezoning app for the Mount St. Jo's parking lot at 2950 Prince Edward has been submitted. It's a big one.

Rezone from C-2/RM-4 to CD-1 to permit development of a mixed-use secured market rental and below-market rental building, with towers of 32 storeys and 25 storeys. Includes 542 units, childcare and retail at grade. 8.5 FSR proposed. Broadway Plan is enabling policy.

Type of Work: New CD-1

Wow I had no idea that parking lot was owned by Quadreal. Did Providence sell it or did they never own it?

I really hope this rezoning includes off-site work to fix the street configuration at Kingsway and 13th.

I imagine that any criticism of the architecture on these will be met with "well its a rental building, what do you expect?", regardless of how valid that is. I think developers have the view that renters are less picky about how a building looks, so they don't need to spend as much money on design. I do wonder how true that is in today's market when even high income younger generations have to rent.

Regardless, I don't think they should get a pass simply because they're rentals.

Hopefully, we begin to see better architecture along Broadway.

95% of the proposals so far are borderline unacceptable for a region that's going to be an extension of downtown Van...

This ain't Edmonton.

Here's another view. I think it's beyond 'placeholder' - it's by Stuart Howard, who is very experienced, and it has grey and golden-yellow terracotta accents and grey metal panels.

I was going to say the asymmetrical balcony boxes give a very mid century look but this angle shows only a select few are asymmetrical.
