I agree with this favorable assessment for the proposal for townhouses at 8th & Callowhill -- as much as we know about it so far -- except for the statement that "there is nothing around this for several blocks." Basically, this project will be an extension of Chinatown. Much of the block (to the west and south) already consists of townhouses. This project should fit right in, and will help to solidify the immediate area as a residential neighborhood.

It's no coincidence you're seeing an explosion of development on North Broad Street. It's not just because it's near Temple. It's because all of those zipcodes are federally certified opportunity zones.
Interesting article about the opportunity zones. I had heard of the federal legislation, but not paid much attention to it. Based on the article, this was a Trump-signed bill, based on a bipartisan proposal from Sens. Corey Booker and Tim Scott. Looking at the map in the article, a lot of the areas shouldn't be opportunity zones, like the university campus part of university city or Fishtown. Otherwise, it seems like a good policy.

They're mostly a retail/shopping center developer, but do have highrise and urban experience. They have the financial backing to get it done, and have partnered with other big-time highrise developers (like Hines at 1213 Walnut). I have faith in them.
They're also doing a 20+ story building at 38th and Chestnut and are planning for something big at 43rd and Chestnut.

I'm assuming that the big project at 43rd and Chestnut would occur at the existing strip mall, as that's the only developable land left at that location? Great news if so! I'm also assuming that the 20+ story building will be rising at the NW corner?

Yeah but I think it's a ways off, the liquor store has a long lease--

Also forgot to mention that their Broad and South project is supposedly starting in late 2021-- they already have a big retail tenant that is moving over from another location where their lease is ending soon

Broad and South? Is this that project incorporating that green-tiled building?

Very nice! Awesome seeing this northern Old City nook fill in more, though it does look like the staff comment was against approving this - I don't believe that's binding at this stage.

Additional fun fact: the architect for this building has their office on this very block, so I guess they designed something they want to see every day

Ambit continues to produce some of the best designs in the city, very nice!

The Vine Street project looks great too, love the dark masonry.

I like the design. The color strikes me as somehow oppressive and overbearing here. I think it would look really nice in a bright, clean white. But overall a good project.

Wow, so many units are scheduled to be completed between 26th, 27th, Poplar, and Girard! Between this, the project currently rising at 26th and Poplar, the project on 26th Street (replacing the gararge next to the church), and the proposed project on the vacant lot on 27th and Girard, this portion of Fairmount will finally be filling in. Girard Avenue is already a burgeoning corridor, but adding so many new residents and retail spaces will bring it to an entirely new level!
