Zoning change for 4302 South Congress. This is for the vacant lot on the west side of Congress two lots south of the Salvation Army store.

That's a mile and a half from me. Those lots have been low use for a long time. There were a couple of a car lots there before they were bulldozed a year or so ago.

Super-South Congress is such a wild place . . . lots of nodes of stuff, but also lots of open space. If I was an apartment builder/speculator, I'd for sure focus on that corridor.

Congress between St. Elmo and William Cannon is gonna pop off in the next 15 years. The area has been one of the longest to stay under-developed in Austin for reasons that make some sense.

Lots of scrap yards and industrial sites to the North, and once you start getting near Dove Springs/William Cannon area it historically had crime issues.

But that's obviously going to change. Its one of the weird final hold-outs of near-downtown that just hasn't redeveloped despite being surrounded by higher-end development on 3 sides and I35 on the 4th.

It's weird because those apartments went in over at Penn Field like 15 years ago and then basically nothing else at all on Congress South of Oltorf. I guess Crux is pretty nice and there are a few other things. If the St. Elmos market and accompanying condos happen it could be a big catalyst for the area to become a destination.

Ive heard some mixed stuff about the developer being all hat and no cattle but we'll see. I think his plan is to open the st. elmos market, have it become a massive draw and then have all the undeveloped land around it that he owns become super valuable to secure financing or flip it.

It's not a terrible plan and will likely work out great as Austin is short on these sorts of food hall concepts which are basically proven money-makers all over Europe and where they do exist in the US.

(I know we've got one downtown, but that is a bit more high-end mall food court vibe)

Condominium Project Coming to Southwest Austin

Austin: Louisville Developer Proposing 285-Unit Development on South Congress Avenue

^I bought a bike rim from a guy who said he found it on that lot as he was cutting through on his way home from the nearby HEB (which has since closed). He said the lot was obviously a homeless camp favorite and that there probably were more parts there. I've always thought that lot was prime to be developed. There's a bus stop just a block north of it. I do hope they work around the trees, though, because there are some huge old oak trees on that lot.
