Any idea what’s happening with the old Greyhound bus depot lot as there is fencing up and activity on site clearing the surface layers?

I believe it was bought by one of the neighbouring car dealership so I assume it’s going to be a car lot.

Regarding Water Street by the Park… I know you shouldn’t critique a building while it’s under construction especially this early, but is it just me or is the building not following the renderings? The south side of the tower has bold white borders around the entire half of the building, but the building going up has no thick concrete where said bold white border should be. It’s just balconies. Am I wrong?

Very cool. Kelowna will still have a ways to go to close up the skyline but it's going to look super impressive from the street.

I have to say though Bernard Block office building is more substantial than the numbers suggested. I guess it's to be expected with the generally taller commercial floors but it's visually similar to the 20 storey Ella.

Great pics ! Long time lurker here, finally made an account to thank you for the regular updates you provide. I lived in Kelowna for a few years, 12 years ago. Crazy how things have changed since then, especially in the last few years.

Great photos! If you aren’t a pro you should be!

Update from Castanet on UBCO! If two levels of underground parking is deemed acceptable maybe they could work two underground levels into the Mission Group building next door. If I remember correctly that proposal is podium only? Some people in this town might have an aneurysm if they started excavating in that area right now though lol

On a side note, does anyone know what's going on in the corner of Water and Leon? And I'm not talking about the thin pizza sliced shaped lot. I couldn't find it in the Kelowna developments website.

Because nothing is really going on, just renos to the old building, same single storey store. No new development there.

Just spoke to a friend in Kelowna as I plan on holidaying out there for a few days. He is an RCMP and is telling how bad the fentanyl issue is in Kelowna, and how crime has increased exponentially since my last visit (2013) because of it, especially smash and grabs. It really is a shame to hear how things have gone downhill for your city in that sense, but that won't stop me from visiting

Welcome to BC / Canada!

But don't worry, the same few apologists keep telling us that things have never been better and that crime is actually down! (never addressing the issues that many acts of theft / vandalism / etc... are no longer considered / recorded as crimes anymore, and the lack of enforcement / judicial punishment has completely discouraged many from even reporting non serious violent crimes.

Example, my brother's truck being cleaned out of his work tools. No need to report because nothing will be done.

Yeah, it's unfortunately all levels of government are just throwing their hands up in the air and not caring anymore. Most cities across Western Canada are bad now, and it pisses me off that we are treated like disrespected peasants by those we elect instead of valued citizens.

But I digress, I look forward to visiting again.

Troika Management submits development application for Barlee Road rentals


Troika Management Corp. has submitted a development permit application for its fourth rental project in just over a year.

The company has applied to the City of Kelowna for its Barlee Road building, which follows in the footsteps of its 500 Asher, 285 Dougall and 1110 Lawson developments that are in various stages of planning or construction.

All told, the four projects will bring more than 500 rental homes to the Kelowna market over the next two years.

The Barlee Road project, located at 1857, 1869, and 1879 Barlee Rd., is close to the Orchard Park transit exchange, improving connectivity to the city’s core and beyond. It will be only a 10-minute drive from both downtown Kelowna and the UBCO campus.

“We are building more homes better, while creating a community that aligns with Kelowna’s vision of sustainable and accessible urban living,” Troika co-CEO Renee Merrifield said in a press release. “We are excited to be at the forefront of this initiative, contributing to a greener city and enhancing the quality of life for our residents.”

The Barlee project will have 160 rental units, an internal landscaped courtyard and amenities that include a gym, lounge, and co-working space. Troika’s goal is to create a vibrant community atmosphere.
