Looks like permit is in the works but not issued - Aleksandar Zeljic from Gensler is listed as the architect.
If you check the status again, it looks like the application has been withdrawn.

Yes - appears details for the 1010 S Wells project have been retracted from https://webapps1.chicago.gov/buildingpermit. Am also seemingly unable to find anything related to it on https://www.chicagocityscape.com/ (but that may just be user error). I'm curious, do you guys know how long a project like this normally takes to start construction once a permit is approved? Could they reasonably break ground by the end of 2024 or does this look more like a 2025 construction? Would love to consider buying a unit.

Bummer, I thought CMK might finally be ready to pull the trigger at Riverline....and we might have towers going up simultaneously at Riverline and Southbank. There could always wind up being an even better time to start just from a market perspective, but now is actually pretty great. Sure construction financing rates might come in somewhat....might not end up being all that much though.

Today Lendlease announced they are selling their properties in the US including Southbank and Lakeshore East.

I don't think it was ever a supertall and it was rumored to have been shortened. Couldn't another developer build the same proposed project though?

Sorry if this is a silly question but are Magellan and Lendlease affiliated with each other or were they just co-developing Lakeshore East?

I guess I'm really confused. Can someone explain what the point of this news is if LendLease is pulling out of the development?

Is this technically still moving forward, or is it poised to be taken over by another developer? I guess I'm just really skeptical on any validity of this news since the announcement from LendLease earlier this week.

Even Urbanize state the project is "completely up in the air" due to this. So I'm wondering why any news about this or the permits moving forward are even happening?

The site plan approval and minor change approval are procedural milestones for the project regardless of the state of what the developer is doing.

In this unique situation, this approval may mean nothing, and the project might be doomed entirely due to the fact that Lendlease is pulling out of the project and selling the site. However, this news may also be helpful in securing a new developer to buy the land/project because this means they have a fully entitled development with permits already in the works that they can purchase and have a lot of the heavy lifting already completed.

But also who knows how long it would take for a new owner to come along..

Yeah these towers keep getting shittier. The Cooper was beautiful top-to-bottom, the Reed was kinda boring but at least tried to have some flair around the podium. This one is just a turd.

If they bought that Parcel Q, they should extend the podium northward into that space. 2x the footprint, 1/2 the height. Much shorter podium, more efficient parking layouts, nice deck on top of the podium for amenities.
