Early Assistance has been requested by Works Partnership for a project at 87 SE Stark St:

Whoops, it's soggy down there

Perhaps the engineers discovered that the whole area consisted of swampy river inlets, with occasional dry land, 100 years ago. Under Second Ave. the wooden trestle that held the freight spurs remains, buried in fill dirt. Who knows what lurks under this building site, once they tear down the 120 year old building that was covered in metal siding.

An above ground garage at Stark and 1st (UPRR) must have made more sense, although it will require tenants to walk 3 blocks and cross the tracks!

7 Southeast Stark (previously 87 SE Stark St) has been submitted for Type II Adjustment Review by Works Progress Architecture:

That's really nice and futuristic.

I notice the central eastside is developing a reputation for bold looking buildings. That's great to see

They should build the parking garage levels flat so they can be converted to inhabitable space in the future. Works fine now, but if/when I-5 is removed at a future date, there will be a huge, ugly parking garage staring down at a future park.

That is a great point. The city should really institute some minimum requirements for all above ground parking structures- level floors, minimum ceiling heights, etc. - so we don't get stuck with a lot of unusable space if and when they're no longer needed.

Does anyone know the backstory to this project? Initially, this was described as being a 5-story garage to serve the 151 Alder building that was also proposed with the same Harsch/WPA team. Does the addition of 4 floors of office space on top of the garage mean that the beautiful design for 151 Alder is being pushed down the road despite the inclusion of both buildings in the renderings?

The backed up/stopped traffic at the rail crossing may cause more than a few to be late for meetings as well as a bit of frustration getting in/out of the garage.

These days in Portland, buildings are popping up everywhere.

For example, in the Central Eastside, at the junction of Southeast Stark Street and Water Avenue, a 10-story mixed-use building is being squeezed into an industrial space mere feet away from Interstate 5 to the west and Union Pacific railroad tracks to the east.

“You can see the close proximity of the building to the freeway,” Hoffman Construction Superintendent Mark Rado said during a walk around the site last week, pointing out how close workers were to passing vehicles. “The building itself is a little further away, but because we need a work deck, we’re even closer; you can see that Aluma deck there. That one is probably about 10 feet away, and that one up there is probably 15.”

The Harsch Investment Properties project started as an innovative parking solution, but evolved into one of the few Central Eastside work-space buildings to be constructed from the ground up. The building, known as “7 Southeast Stark,” will hold approximately 70,000 square feet of office space and 265 parking spaces for motor vehicles. Secured bike parking and a fitness center with locker rooms also will be included.

I had to drive into work downtown today from the eastside and this building REALLY stands out. It's starting to look incredibly attractive from the freeway too. Trying to figure out how to get a good pic.

Wish the parking had been underground, alternatively wish they’d clad the parking in glass, but regardless that is a striking looking building. 1.7 thumbs up.

Rumor confirmed. We had the bid op come through last week and Apple was on the plans

I'm amazed Apple's name was on the plans. They didn't announce that they were opening a new store downtown until a couple weeks before opening. Not that it fooled anyone, but the design review drawings just referred to a "new retail store" with no indication of who would occupy it.

This is one of the only sites that I am cool with there being an above ground garage since it is flanked by the Interstate and a well used heavy rail tracks. Though I agree that some dressing to better hide the garage would have been nice because it looks a bit odd being an office building perched on a parking garage.

I toured Apples new building in Seattle after the mayor had held a press conference out front about Apple's expansion in the city and it had been written up in all the press. And even after that our tour guides from the developer and builder weren't allowed to say who it was.
