Better differentiation in heights in this area is also a huge upgrade.
The materials are listed on the elevations - light grey or dark grey precast panels

I mean, these are rentals in the heart of Vanier. I don't think any of us expected to see granite & copper roofs, but still...

At least we can't complain that it's charcoal or white brick, right?

The height increase is nice. The buildings aren't WOW, but they are definitely different. I'm be content with this one.

Yet, you KNOW they are going to be marketed as 'Luxury' rentals. Slap some ceramic tiles down in the entranceways, and throw down four feet of quartz countertops...BOOM...$2500/month for one bedroom in Vanier.

I prefer this design over the last two, though I liked the 2020 design best, despite the lack of height/variety.

The 2020 design had a vacuous non-space on Montreal Road, therefore no.
Montreal Road has to be the anchor frontage on this site and it needs vigorous retail presence. The site interior has to be laid out as streets and blocks. There has to be building active frontage along the Vanier Parkway, even if residential active frontage.
Sites like this are very difficult to get right but none of the designs get it. Still too suburban and too clumsy.

Building 4; increases from 35fl to 37fl

Wow, 37fl in Vanier. Wonder what the exact height will be and how this will comp to our existing tall towers in Ottawa. Top 5?
It's now proposed at 116m, the same height as 400 Albert Tower C that hasn't broken ground, that will be the tallest in Downtown if built. It would be the third tallest building in Ottawa-Gatineau if it was built today, just a meter shorter than Terrasses de la Chaudiere. It's also one meter taller than the next tallest building with shovels in the ground right now, Luxe Place Tower C @ 115m.

By the time this is built? Who knows? There are two taller towers approved, and ten taller towers proposed.

This stubborn Ottawa civic culture of suburbs-in-the-city needs to be rode out of town. They city needs to start pushing back on it when it's proposed by the private sector, and, especially, the city needs to stop committing suburb-in-the-city design of its own.

If this is using pre-cast panels it will be interesting to see how quickly the project moves along once started. I wouldn't expect more than one tower at a time but who knows. The mid-rise down the street was cladded in a short time using panels.

Fingers crossed they do the tallest tower first like Luxe even if this project is looking a little bit ho-hum. I am expecting something similar to the two new towers adjacent to Walkley station based on the renders and what information we have so far. I do like the cut aways at the roofline and vertical strip of glass on some of the outer corners.

Oh yeah, I agree. I guess I meant more in terms of architectural design, not site plan. 2020 design seemed to have more internal roads, either that or a less efficient road "network" that the current rendition.

Looks like new docs are up, can't seem to open the elevation drawings up yet.

Has this one been approved?

Drove past today and looked like some dirt has been moved around.
If I had to guess, it would be related to getting updated soil samples.

A lot of dirt has been moved. The ground has been leveled in the pit in some spots and taller dirt piles present compared to the single big berm previously.
