the back of Restoration Hardware, progressing...

and a few more shots of 20th St. it's not too visible in these shots, but the sidewalk on the south side has gotten a little landscaping.

looking west toward Illinois St. one other thing of note is that, originally, the south (left) sidewalk dropped steeply, to below the level of the roadway, beginning about at the corner of the building on the left, so that it ran parallel to the ground floor. they have now split it (note the fence), raising the section closest to the street up to street-level for ease of movement.

there is a fence on the east end closing off the area beyond, but the street makeover does continue at least some ways into that area:

a little sidestreet still awaiting its final treatment. 'Union Iron Works' still painted on the restored building across 20th St here

I was looking back through the main run-down thread, and back in late 2018, I think, there was an article quoted that said four buildings were getting underway at Pier 70, kind of fast-tracked. I don't think it was referring to the buildings here, my impression was it meant new construction. anyone know if that just evaporated, or if I just misinterpreted? it's kind of hard to see what's going on down there.
