Houston-based Platform Investment Group is moving ahead with two infill office projects that are part of the company’s effort to create separate “mini districts” in the East End and the Boulevard Oaks area near Rice University.

The first of the projects recently broke ground at 3509 Harrisburg Blvd. in the East End District. San Francisco-based Gensler designed the three-story, 18,000-square-foot boutique office building, which will also have space for a retail tenant. The new office building is expected to be completed by the second quarter of 2023.

Platform has tapped WGI Houston to serve as civil engineer and Houston-based Angler Construction to serve as general contractor. Denver-based Sunflower Bank is providing construction financing for the project.

Platform Managing Principal Steve Ybarra said the project would be ideal for a medical tenant or a professional office for someone who doesn’t want to be in a high-rise building.

“The East End has continued to evolve in recent years, and we think this project will provide an opportunity to add to the vibrant community that has developed there,” Ybarra said.

The 3509 Harrisburg project sits adjacent to another Platform development at 3501 Harrisburg Blvd. The combined parcels are located at the corner of York Street and Harrisburg Boulevard, effectively occupying the entire 210-foot block directly across from the Coffee Plant Metro Light Rail stop.

A few years ago, Platform bought and renovated the 7,200-square-foot masonry warehouse that sits at 3501 Harrisburg. Most of the fully leased building is occupied by Ronin Art House, which uses it as an event venue. However, in August, Houston-based Agricole Hospitality announced plans to open a second location of the popular Heights bar Eight Row Flint in the space once occupied by the now-closed Night Shift cocktail bar.
