The development, known as Pavilion Hill Terrace, will rise on a dramatically sloped lot at the corner of Victory Boulevard, St. Pauls Avenue, Montgomery Avenue, and Van Duzer Street. Ten rental apartments will be stacked on top of a 1,000-square-foot retail space and a little 300-square-foot community facility (likely a doctor’s office). They’ll be studios and one-bedrooms, with average units measuring 826 square feet.
Residents will have nice views of the harbor, and they’ll have access to laundry in the cellar and bike storage on the first floor.
Developer George Christo, who runs Door to Door Realty, told YIMBY that the building will feature a green roof, energy efficient electric heating, and a rain water collection system. The property sits in the Hillside Preservation District, which means Door to Door had to secure special permits from City Planning in order to build there. He added that the hillside drops 120 feet, but the building will only reach 60 feet into the air, so it will “fit within the topography of the area.”
