I think it will be attractive mainly to people who want to drive there.

I think it will succeed if done properly. They are counting on making this a destination in its own right. I don't know that it will attract any
tourists from New York (they don't come to New York for malls), but I do think it can draw people from the tri-state area. The problem is that there are so many malls accross the metro area, this one would really have to be unique, there has to be one-of-a-kind attractions.
